Our team, Connect Plus Services, is responsible for operating and maintaining the M25 network, including all adjoining trunk and slip roads, on behalf of Connect Plus and National Highways. Join our Commercial Team as a Senior Estimator, working within our Change Team What You'll Be Doing As a Senior Estimator, you will have the following accountabilities: Undertake estimates in accordance with the company's policies and procedures. Review technical reports, drawings, and specifications to prepare accurate costing sheets for materials, labour, and equipment. Translate measurements from drawings and specifications and prepare Bills of Quantities and Schedules of Rates. Oversee and/or interrogate design options and 'value' solutions, and, if appropriate, identify the attractiveness of a project based on sound estimating principles. Mentor and support more junior members of the team. Record assumptions and identify risks and opportunities, including supporting the development of risk evaluation from a pricing/budgetary perspective. Liaise with members of the Change Team, wider Connect Plus Services team, other BB business units, and the supply chain to develop and understand proposed methodologies and principles. Maintain and update the library of rates on CANDY estimating software. Who We're Looking For Infrastructure main contractor background, ideally within the highways term-maintenance market. Previous experience in estimating heavy civil engineering projects (commercial or operational background considered). Chartered by a relevant industry-recognised body (e.g., ICE, CICES, RICS, CIOB) - desirable. Proficient in the use of Excel and other Microsoft Office programmes (Word, Outlook) and similar software. Experienced estimating background using CANDY estimating software - desirable. A valid CSCS card. Working knowledge of best practice solutions, optimisation of innovative ideas, and an understanding of Lean Construction principles and cost planning within a long-term highways maintenance setting - desirable. Understanding of BIM and the ability to read and assemble BIM models and produce appropriate reports - desirable. Good working knowledge of pricing and quantification methods. Strong interpersonal and communication skills, coupled with the ability to form effective relationships with internal and external partners. The Role The Senior Estimator is responsible for managing the estimating function within Bellway Strategic Land, providing clear and accurate costing information for all strategic land sites. The role requires close collaboration with divisional commercial and technical teams, to ensure alignment, accuracy, and best practice. The Senior Estimator will review and validate divisional cost plans, feeding live market and project data back into Strategic Land processes to support informed decision-making. Principal accountabilities of the role include: Prepare initial viabilities for all land bids Where full viabilities are required, they are to comply with the provisions set out within the Group Guidelines on Viabilities, Budgets and Valuations Assist Divisional Commercial Teams with the preparation of viabilities and cost plans for Strategic Land sites. Review and validate Divisional Costs Plans for Strategic Land Sites Where full viabilities are required, ensure they comply with the provisions set out within the Group Guidelines on Viabilities, Budgets and Valuations. Assist the Commercial Manager with the preparation of pre-budget costs for sites. Gain specialist quotations such as demolition / asbestos removal to remove the risk from land viabilities Maintain records of current and historic costings, ensuring that live data is accurately fed back into the process Prepare cost estimates for housing association sites, including preparation of contractors' proposals and the administration and agreement of contract documentation Assist divisional commercial teams with the preparation of pre-budget costs for sites Assist with review of Site Budget and Analysis of Variance reports that are required for issue of site budgets in accordance with Group Guidelines on Viabilities, Budgets and Valuations Collate and submit statistical analysis as required Guide Divisional Commercial teams as required at the handover stage of the project Liaise with other departments as required Represent Bellway Homes professionally in both personal appearance and conduct Mentor, manage and motivate junior team members The above list of accountabilities is not exclusive or exhaustive. Experience, Qualifications and Skills Experience Experience working as an Estimator / Senior Quantity Surveyor, Previous experience estimating proposed costs/costs to complete Good knowledge of cost control systems and valuation reporting Experience in managing Housing Association contracts Knowledge of building regulations and NHBC standards Qualifications and Training Qualified as a Quantity Surveyor with a related degree or HNC/HND in a built environment subject with relevant experience CSCS card or equivalent Current full driving licence.
