Estimator Location: West Yorkshire Salary: Negotiable Salary + Benefits Regional Housebuilder Are you an Estimator looking to move into a role where you can influence land acquisition decisions, shape project viability, and play a key role in delivering profitable residential developments? Our client is a successful regional housebuilder with a strong pipeline of developments across Yorkshire and the North of England. Due to continued growth, they are looking to recruit an Estimator to support the pre-construction and land teams by producing accurate cost appraisals and development estimates for both new land opportunities and live schemes. This is an excellent opportunity for an Estimator with a background in residential construction, groundworks, civil engineering, or housebuilding who enjoys the commercial side of construction and wants to be involved in the early stages of project delivery. Key Responsibilities Prepare detailed cost plans and development appraisals for proposed residential schemes. Analyse land opportunities and provide robust cost advice to support land acquisition and bidding decisions. Produce estimates using Excel-based appraisal models and estimating software. Carry out detailed quantity take-offs using Bluebeam software. Work closely with Engineers, Architects, Technical and Commercial teams to identify value engineering opportunities. Review infrastructure, drainage and groundworks proposals to ensure below-ground costs are accurately assessed. Liaise with subcontractors, suppliers and consultants to benchmark rates and maintain current market pricing data. Support the ongoing implementation and use of Evaluate Estimating Software and Dimtronics. Provide cost advice throughout the planning and design development stages. What We're Looking For Previous experience as an Estimator, Cost Planner, Quantity Surveyor or Civil Engineering Estimator. Experience within housebuilding, residential development, groundworks, civil engineering or infrastructure projects. Strong understanding of below-ground construction costs, roads, drainage and external works. Excellent Excel skills and experience preparing detailed cost plans. Ability to interpret technical drawings and specifications. Experience using Bluebeam, Evaluate, ConQuest, Candy or similar estimating software would be advantageous. Due to continued growth and an increasing workload, they are looking to appoint a Senior Quantity Surveyor / Estimator to head up their commercial function. This is a key appointment for the business, with responsibility for managing the commercial and estimating function across a range of residential groundworks and civil engineering projects. The Role You will take ownership of the commercial side of the business, working closely with the Directors, operational teams and clients from tender stage through to final account. Projects typically include: New-build housing developments Groundworks and infrastructure Roads and drainage Section 278 / 38 works Sewers and utilities Plot works and foundations External works and infrastructure Projects ranging in value up to 10m Key Responsibilities Lead and manage the commercial function Prepare and review tenders, estimates and budgets Manage subcontractor procurement and packages Cost planning and forecasting Prepare valuations, applications and payment assessments Manage variations, change control and commercial risk Cost reporting and project forecasting Subcontractor account management Client and main contractor liaison Prepare and agree final accounts Identify opportunities to improve margins and commercial performance Work closely with the Directors to support the company's continued growth About You We are looking for an experienced Quantity Surveyor / Estimator with a strong background in groundworks and civil engineering, ideally gained within the new-build housing sector. You should have a good understanding of: Residential groundworks Plots, roads and sewers Infrastructure and drainage Civil engineering packages Estimating and tendering Subcontract procurement Commercial management and cost control This would suit someone who is currently operating at Senior QS / Commercial Manager level, or an experienced QS/Estimator looking for the opportunity to take ownership of a commercial department within a growing contractor.
