Property Inspector - Social Housing (Repairs, Damp & Mould, Disrepair) Location: Luton Salary: 38,000 per annum Contract: Permanent Benefits: Company van and fuel card provided Flexible Hours - Remote Working days We are looking for an experienced Property Inspector to join a housing provider in Luton on a permanent basis. This role is ideal for someone with strong technical knowledge of repairs, damp and mould, and disrepair within social housing. You'll be responsible for inspecting homes, diagnosing building defects, and ensuring repairs are carried out effectively and to the required standards. This is a hands-on role that combines autonomy with real impact, improving living conditions for residents. Key responsibilities: Carry out detailed inspections of properties to identify issues such as damp, mould, disrepair, and general maintenance needs Diagnose defects and recommend appropriate repair solutions Prepare technical reports and schedules of work for reactive repairs and disrepair cases Oversee and monitor contractor performance to ensure works are completed on time and to specification Liaise with residents, contractors, and internal teams to resolve issues efficiently Ensure works comply with housing standards, compliance requirements, and health and safety legislation Maintain accurate inspection records and provide clear technical advice to colleagues Support disrepair investigations and provide technical evidence when needed Requirements: Experience as a Property Inspector, Surveyor, or similar role within social housing Strong understanding of building pathology, damp and mould, disrepair, and repairs processes Excellent communication and report-writing skills Knowledge of compliance, housing standards, and health and safety regulations Organised, proactive, and able to manage multiple inspections independently Full UK driving licence (van and fuel card provided) What's on offer: 38,000 per annum Permanent position based in Luton Company van and fuel card Supportive housing organisation with opportunities for career development This is an excellent opportunity for an experienced Property Inspector looking for a stable, rewarding role in social housing. Mid and Post inspections of completed works to verify quality, customer service and VFM. Validation of variation claims from both in house teams and contractors. This is a key role ensuring that residents live in safe, well-maintained homes and that contractors deliver work to the highest standards. You will be responsible for on-site inspections , reporting , and ensuring works are completed in line with SOR codes , contract specifications, and building regulations. It's an excellent opportunity for someone who's detail-oriented, technically sound, and confident working in a fast-paced housing repairs environment. Electrical Inspector required ASAP based in Central London. This role is on an ongoing contract. You will be required to: Inspect, specify and analyse repairs required to a range of electrical defects, both domestic and commercial/industrial (including major defects). To include the production and presentation of detailed technical specifications and reports on the councils computer systems. Monitor and check repairs and maintenance and investment work to ensure that they are complete to the required standard and timescales. Specify all the work necessary for the rectification of a defect. Manage and monitor installation, service and maintenance contracts to ensure compliance with the Councils requirements. Provide technical support in disrepair cases, ensuring that electrical repairs are carried out on time and in line with agreed standards. Compile technical reports and all other relevant documentation for presentation at court or other audiences. To represent the council at court or other audiences in relation to electrical issues. Manage contractor performance on a daily basis Candidates will be required to have: HNC in Electrical Engineering Services or equivalent or be working toward this qualification or have extensive appropriate experience and Qualified to C&G 2391 & 2392, C&G 2360 Part 1 & 2 with AM1 & 2 Detailed understanding of all Regulations, Standards, Codes of Practice and Health and Safety procedures.
