We are seeking an experienced Pre-Construction Manager to lead all pre-contract activities and ensure the successful transition of projects from client instruction through to contract execution. This is a pivotal role within TG Escapes, focused on securing viable, profitable projects while coordinating internal teams, consultants, and clients.
This role is office-based at our Coventry Head Office, therefore candidates must be within a commutable distance, although flexible/hybrid working may be available for the right individual.
Key Responsibilities
Pre-Construction Leadership
Act as the primary point of contact during the pre-construction phase for clients, consultants, suppliers, and internal teams.
Lead internal pre-construction meetings, tracking actions, risks, and programme milestones.
Ensure all activities align with company processes, timelines, and commercial objectives.
Project Feasibility & Early Engagement
Support the sales team in reviewing new enquiries for viability, constraints, and risks.
Coordinate site assessments, surveys, and investigations.
Work closely with planning consultants and design teams from project inception.
Design Coordination
Identify design deliverables and communicate requirements to the Technical Director.
Manage information flow between clients and the design team.
Support procurement, onboarding, and management of external designers.
Ensure drawings and specifications are viable and meet client expectations.
Estimating & Commercial Support
Liaise with the commercial team on cost plans, estimates, and tender submissions.
Review subcontractor, consultant, and supplier quotations.
Challenge assumptions, value-engineer solutions, and mitigate commercial risk.
Support preparation of tender bids, proposals, and client presentations.
Programme Development
Establish preliminary design and manufacturing programmes aligned with TG Escapes’ build solutions.
Identify critical path items, procurement lead times, and efficiencies.
Coordinate with production and logistics teams to align sequencing with factory capacity.
Risk Management & Compliance
Identify and manage design, planning, ecological, commercial, and construction risks.
Ensure mitigation strategies are implemented and monitored.
Maintain compliance with CDM regulations, sustainability standards, and timber-frame safety and quality guidance.

Build strong relationships with clients, consultants, and stakeholders.
Lead client meetings, workshops, and presentations.

Handover to Delivery
Produce comprehensive pre-construction handover documentation.
Ensure design freeze, cost agreement, and scope clarity prior to contract award.
Support delivery teams during project mobilisation as required.
Skills & Experience
Essential
Proven experience in pre-construction within modular (MMC) or off-site construction.
Experience leading multidisciplinary design and technical teams.
