The Role
We are seeking an experienced Pre-Construction Manager to lead all pre-contract activities and ensure the successful transition of projects from client instruction through to contract execution. This is a pivotal role within TG Escapes, focused on securing viable, profitable projects while coordinating internal teams, consultants, and clients.
This role is office-based at our Coventry Head Office, therefore candidates must be within a commutable distance, although flexible/hybrid working may be available for the right individual.
Key Responsibilities
Pre-Construction Leadership
Act as the primary point of contact during the pre-construction phase for clients, consultants, suppliers, and internal teams.
Lead internal pre-construction meetings, tracking actions, risks, and programme milestones.
Ensure all activities align with company processes, timelines, and commercial objectives.

Design Coordination

Support procurement, onboarding, and management of external designers.
Ensure drawings and specifications are viable and meet client expectations.
Estimating & Commercial Support
Liaise with the commercial team on cost plans, estimates, and tender submissions.
Review subcontractor, consultant, and supplier quotations.
Challenge assumptions, value-engineer solutions, and mitigate commercial risk.
Support preparation of tender bids, proposals, and client presentations.
Programme Development
Establish preliminary design and manufacturing programmes aligned with TG Escapes’ build solutions.
Identify critical path items, procurement lead times, and efficiencies.
Coordinate with production and logistics teams to align sequencing with factory capacity.
Risk Management & Compliance
Identify and manage design, planning, ecological, commercial, and construction risks.
Ensure mitigation strategies are implemented and monitored.
Maintain compliance with CDM regulations, sustainability standards, and timber-frame safety and quality guidance.
Client & Stakeholder Management
Build strong relationships with clients, consultants, and stakeholders.
Lead client meetings, workshops, and presentations.
Ensure a smooth transition from pre-construction to delivery teams.
Handover to Delivery
Produce comprehensive pre-construction handover documentation.
Ensure design freeze, cost agreement, and scope clarity prior to contract award.
Support delivery teams during project mobilisation as required.
Skills & Experience
Essential
Proven experience in pre-construction within modular (MMC) or off-site construction.
Experience leading multidisciplinary design and technical teams.
Strong commercial awareness and ability to interpret cost plans, BOQs, and tender documentation.
Excellent communication, organisation, and stakeholder management skills.
Ability to manage multiple projects concurrently.

Our client who offer the Total Envelope Package, are looking to recruit a Design Manager.
Job Overview
Project-manage the day-to-day activities, processes and people within your team to ensure the timely and efficient production / approval of drawings and handover to production design. Ensure production design are involved in red penning the drawings and approving designs before submittal to external designers and contractors for approval.
We are specialist sub-contractors largely involved in the design, procurement, manufacture and installation of the external envelope of large-scale buildings. We are exposed to weather problems, dependability of other trades, and exposure to serious financial penalties for delay and disruption to the main contractors or follow-on trades.
Deal with Architects and Engineers who require their concept (which may not even be clearly defined) turned into reality.
Work closely with Operations and Production, coordinate outsourcing of design as the need arises as well as all in-house design, manufacture and installation.
Developing good business relationships with our customers (main contractors/clients/design teams) & suppliers.
Responsibilities and Duties
• Ensure design targets are achieved in areas of quality, cost, delivery, safety and morale.
• To determine resource requirements in conjunction with the Project Manager and Design & Technical Director to accomplish programme deadlines.
• Develop, determine and manage capacity planning and resource allocation to ensure targets are achieved with the timely and efficient production / approval of drawings and timely handover to production design.
• To provide design solutions & material specifications & quantities tailored to our production / outsourcing capabilities.
• To identify and request at early stages of design the required information we must have to progress design, procurement, manufacture & installation
• Ensure calculations, reports, thermal reports, acoustic reports, glass calculations etc. are carried out and transferred to drawings in a timely efficient manner to ensure first issue drawings are complete technically.
• Ensure all drawings are reviewed before being issues to the architect, to ensure compatibility with production/Schuco/Alucraft established design principles.
• Manage cost control with each designer so as budgets are being maintained. Budget figures, handover files, estimating sketches to be sourced from Estimating and filed in a cost control file.
• Issue to the SMT, a detailed progress report on all programmes for all contracts one week prior to the management meetings. Issue to the Project Manager for final issue to the main contractor on a weekly basis.
• Monitor and control design activity to ensure our contractual obligations are met and variations/cost overruns are notified to the client and followed up by our QS Department. Take timely and relevant action to avoid costs for delay and disruption or liquidated and ascertained damages being levied against us.
• To assist and train less experienced designers in our methodologies and systems.
• To provide information to our internal customer / colleagues in an agreed manner to allow them to use the information and work in the overall programme.
• To keep up to date with and implement new technology.
• To communicate difficulties experienced in the design process that will affect the programme of works with the Project Manager and the project team.
Knowledge & Experience
• Excellent ability to communicate openly with employees at all levels
• Have excellent and proven project management skills
• Have good problem-solving skills
• Ability to work within and contribute to a multi-disciplinary team structure
• Must have in-depth knowledge of construction industry methodologies on detailing and building erection sequencing.
• Have knowledge of safety in Design.
• Computer literate in AutoCAD / 3D Modelling / Rivet, Microsoft Project and Microsoft Office etc.
• Have experience of the major aluminium systems supplier’s product and detailing.
• Have over five years façade detailing and procurement experience.
• Be able to discuss technical, design & programme issues with our clients, their representatives & our in-house colleagues in a professional manner.
• Ability to work with cross-functional teams.
