Property Maintenance Manager Lincoln 35,000 - 40,000 Permanent, Full-time This is a great opportunity for an experienced maintenance or facilities professional to take responsibility for the day-to-day maintenance of a substantial residential property portfolio in Lincoln. The business manages 46 houses alongside two purpose-built accommodation blocks, providing around 400 beds in total. Reporting to the General Manager, you'll manage a small in-house team of two full-time and one part-time Maintenance Engineers, coordinating their workload and making sure maintenance issues are dealt with properly and, importantly, followed through to completion. You'll manage incoming reactive maintenance requests, decide priorities and allocate work across the team. An in-house engineer will attend in the first instance, with you then coordinating external specialist contractors where something can't be resolved internally. You'll also take ownership of the established planned and preventative maintenance programme, ensuring routine checks, servicing and compliance requirements are completed and accurately recorded. This includes areas such as fire safety, legionella, gas and electrical compliance, with maintenance schedules currently managed through Microsoft Excel. It's not a role that will keep you behind a desk all day. You'll regularly visit properties, carrying out inspections and spot checks, identifying issues and making sure standards are maintained. There will also be involvement in refurbishment and improvement works, alongside regular communication with residents around repairs, access and ongoing maintenance. The key to this appointment is finding someone with genuine management experience. You'll already have experience managing maintenance operations, people and contractors, perhaps within property, facilities management, estates, residential accommodation or a similar environment. You'll be organised, proactive and confident enough to hold others accountable, while having the attention to detail to ensure outstanding jobs and compliance actions don't get overlooked. The role offers a salary of 35,000 - 40,000 depending on experience, together with a company pension, medical scheme, free parking and business mileage arrangements. If you're looking for a role where you can take genuine ownership of a maintenance function, manage a small team and have the autonomy to make sure things are done properly, this could be an excellent next move.
