About the Role We are seeking an experienced, hands-on Site Manager to lead a 6.2m new-build self-storage facility project in Ashford, Surrey. Running under a JCT Design & Build contract, the project involves a steel frame structure, composite metal cladding, full internal fit-out, external works, and managing specific BAPA (Network Rail) constraints.
While this role begins on this 56-week scheme, we are looking for a strong Site Manager to join our team long-term to support ongoing commercial projects across our main operational regions. Permanent employment is strongly preferred, though a long-term self-employed (CIS) contract route will be considered for the right candidate.
Key Responsibilities
Day-to-day management of site operations, subcontractors, and direct labor.
Ensuring full compliance with health & safety, quality, and program milestones.
Managing site logistics, materials, and specialized site constraints (including Network Rail/BAPA protocols).
Conducting site inductions, toolbox talks, and maintaining clear site documentation.
Coordinating directly with project managers, commercial teams, and external stakeholders.
Essential Requirements
Qualifications: Valid SMSTS, First Aid at Work, Asbestos Awareness, and Temporary Works Coordinator certs. An Enhanced DBS (EDBS) is required (or willingness to undergo one for future educational projects).
Experience: Proven main contractor background managing commercial, steel-frame, or industrial/storage new-build projects from groundworks through to handover.
References: Minimum of two recent, verifiable references covering relevant project delivery.
Location: Must live within a reasonable, realistic daily commute of Ashford, Surrey.

Candidates demonstrating a history of job-hopping (e.g., multiple short-term contractor engagements per year) will not be considered.
Must have clear, direct experience running similar commercial D&B new-build schemes.
