Major Works Supervisor (Social Housing) North London & Home Counties Temp-to-Perm Opportunity Up to 42,000 + Company Van & Fuel Card Are you an experienced Major Works Supervisor with a strong background in social housing refurbishment and planned maintenance projects? Our client, a leading social housing contractor, is looking to appoint a Major Works Supervisor to oversee a portfolio of planned works projects across North London and the surrounding Home Counties. This is an excellent temp-to-perm opportunity offering long-term career prospects with a well-established and growing organisation. The Role Reporting to the Contracts Manager, you will be responsible for the day-to-day supervision of major works programmes, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards. Projects may include: External and internal refurbishment works Roofing replacements and repairs Window and door installations Kitchen and bathroom programmes Decarbonisation and energy efficiency upgrades Cyclical decoration and planned maintenance works Key Responsibilities Managing and supervising subcontractors and direct labour on site Conducting site inspections and quality control checks Monitoring programme delivery and productivity Ensuring compliance with health and safety regulations Liaising with residents, client representatives, and stakeholders Producing site reports and progress updates Resolving on-site issues efficiently and professionally Supporting successful project delivery from start to completion Requirements Previous experience supervising major works or planned maintenance projects within social housing Strong understanding of refurbishment and construction processes Excellent communication and resident liaison skills Ability to manage multiple sites across a geographical patch Good knowledge of health and safety legislation Full UK Driving Licence SSSTS/SMSTS and First Aid qualifications desirable What's on Offer Salary up to 42,000 per annum Temp-to-perm opportunity with long-term stability Company van and fuel card Ongoing training and career development Opportunity to work with a reputable social housing contractor Immediate start available If you have a proven track record within social housing major works and are looking for your next challenge, we'd like to hear from you. Location: Luton Role: Supervisor Salary: 45,000 + Company Van Company: Tier 1 Maintenance Contractor. Role Overview We are looking for an experienced, site-based Repairs Supervisor to oversee our planned maintenance and upgrade programmes across Luton. In this permanent role, you will be responsible for managing subcontractors delivering high-quality kitchen and bathroom upgrades, boiler replacements, central heating installs, and window replacements. Key Responsibilities Subcontractor Management: Coordinate, monitor, and manage supply chain subcontractors across multiple trades, ensuring work is delivered to specification. On-Site Supervision: Conduct daily site visits across the Luton area to monitor progress, quality of work and adherence to schedules. Workstreams Covered: Oversee the delivery of: Kitchen and Bathroom upgrades. Boiler replacements and full Central Heating upgrades. Window and door replacements. Health & Safety: Enforce strict health and safety compliance on-site, ensuring RAMS (Risk Assessments and Method Statements) are followed. Quality Assurance: Sign off completed works, manage snags, and ensure high levels of tenant/resident satisfaction. Progress Reporting: Act as the primary link between the site teams and the contract manager, providing regular updates on progress and potential bottlenecks. Requirements & Qualifications Experience: Proven experience as a Repairs Supervisor, Site Supervisor, or Assistant Site Manager within social housing, residential, or public sector planned maintenance. Trade Knowledge: Strong technical understanding of domestic plumbing/heating, carpentry, and window installations. Management Skills: Confident in managing external subcontractors, handling disputes, and keeping programs on track. Certifications: Valid UK Driving Licence (Essential). SSSTS or SMSTS (Highly Desirable). CSCS Card (Desirable).
