Key Responsibilities Managing the day-to-day delivery of internal and external refurbishment works across occupied social housing properties Coordinating site teams, subcontractors, materials and resources to achieve programme targets Ensuring works are completed safely, on programme and to the required quality and specification Managing subcontractor performance and issuing NCRs where required Carrying out regular site, quality and health & safety inspections Ensuring compliance with company Health & Safety procedures, including site inductions, RAMS, permits and PPE Conducting toolbox talks and promoting a strong health & safety culture across site Managing defects and ensuring works meet agreed client KPIs and quality standards Working closely with Resident Liaison Officers to minimise disruption and maintain effective communication with residents Managing resident and client concerns professionally and ensuring issues are resolved promptly Maintaining strong relationships with clients, consultants and other project stakeholders Monitoring progress against programme and reporting any potential delays Producing regular site progress reports for senior management and the client Attending client, internal and project progress meetings Carrying out work inspections and ensuring compliance with drawings, specifications and building regulations Maintaining accurate site documentation, H&S records and project information Managing site welfare facilities, offices and equipment Supporting and developing Assistant Site Managers, Site Administrators and other junior team members Identifying potential commercial opportunities and communicating these to senior management Supporting the Contracts Manager with pre-start activities and project mobilisation Requirements Proven Site Management experience within refurbishment and/or planned works Previous experience delivering works within occupied residential properties essential Strong social housing, local authority or housing association experience preferred Experience managing both internal and external refurbishment works Strong subcontractor and site team management experience Good understanding of building regulations and Health & Safety legislation Ability to read and interpret drawings, programmes and specifications Strong understanding of programme management and project delivery Good commercial awareness Excellent resident, client and stakeholder management skills Strong planning, organisational and problem-solving abilities Confident managing works in sensitive occupied environments Microsoft Office proficiency, with Microsoft Project experience beneficial SMSTS CSCS First Aid Full UK driving licence Successful candidate will be required to complete a DBS check MCIOB or working towards MCIOB desirable Package & Benefits Salary up to £58,000 per annum Comprehensive company benefits package Permanent, full-time position Long-term social housing refurbishment contract Opportunity to work with a leading property services and construction contractor Training, development and career progression opportunities This Site Manager role in Norfolk offers the opportunity to join an established team delivering a long-term programme of refurbishment works across occupied social housing properties.
