Reporting directly to a Contracts Manager, they act as the principal point of contact for local authority clients, sub-contractors, and residents to ensure projects finish safely, on time, and within budget. Key Responsibilities Operational & Programme Delivery Manage the full lifecycle of roofing projects from initial site mobilisation through to final handover and client sign-off. Coordinate day-to-day site logistics, including the delivery, storage, and distribution of roofing materials and plant equipment. Monitor project timelines against the master programme, proactively resolving any delays or multi-trade bottlenecks on site. Oversee diverse technical scopes, including pitched roof replacements (slate, tile), flat roof systems, fascias, soffits, and thermal insulation upgrades Health, Safety, & Compliance Enforce a strict "Safety First" culture on site, conducting mandatory site inductions and regular toolbox talks. Ensure total alignment with current health and safety legislation, Risk Assessments, and Method Statements (RAMS). Coordinate temporary works, focusing closely on complex scaffold erection, edge protection, and scaffold inspection compliance. Maintain accurate digital records using management platforms Subcontractor & Quality Management Direct, supervise, and inspect the output of specialist roofing, scaffolding, and solar installer subcontractors. Conduct rigorous quality control checks at every stage, ensuring all installations align perfectly with design specifications and manufacturer warranties. Adhere strictly to Building Safety standards. Tenant & Stakeholder Relations Act as the professional, client-facing representative for the principal contractor on site. Liaise directly with Tenant Liaison Officers (TLOs) to keep residents informed, manage access schedules, and resolve complaints swiftly. Minimise day-to-day disruption to vulnerable residents living within live project zones. Essential Qualifications SMSTS (Site Management Safety Training Scheme) certification. Valid CSCS Card (Black Manager or Gold Supervisor level). First Aid at Work (3-day valid certificate). Asbestos Awareness training. Full, clean UK Driving Licence . 1, 3, 4, 5 Desirable Certifications Scaffold Inspection certificate. Temporary Works Supervisor qualification. Fire Marshall or trade-specific fire safety accreditations (e.g., FIRAS or BM TRADA). Experience & Knowledge Experience specifically working within social housing planned maintenance or refurbishment frameworks. Strong technical literacy across pitched roofing, concrete tile systems, and flat roof liquid waterproofing. Proven track record of managing construction teams within occupied residential spaces.
