The role will include taking full responsibility for ensuring all production functions on contracts from award through to issue of maintenance certificate are completed. You will be required to report physical and financial progress, on a monthly basis, to our board of Directors. Attend client/key site progress meetings and produce monthly client report. Ensure that all additional work is identified, fully costed and agreed with the client to ensure that positive and ongoing customer relationships are maintained. Plan, co-ordinate, maintain and develop Management staff and operative levels to effectively undertake current and prospective workloads. Provide production input to enhance tender opportunities and develop effective lines of communication with the pre-commencement department to ensure continuing feedback on market intelligence, technical developments, build-ability issues and specific market opportunities. Visit sites on a regular basis, carrying out comprehensive site audits to ensure high standards of management controls are maintained. Clearly maintain and enforce HS&E standards as required and in accordance with the Company's HS&S Policies to ensure the safety & welfare of the general public, staff and supply chain. Control information/drawing registers in conjunction with the Technical Department, ensuring site and all sub-contractors are issued with relevant information in a timely manner. Review SSER reports, quality management i.e. NHBC RIs, and programme implications for all sites. Convene and chair team meetings and ensure an appropriate record of action points are recorded, distributed and monitored to conclusion. Ensure projects are compliant with relevant building regulations, planning conditions & warranty provider standards. Ensure compliance with Vistry Business Management System (BMS). Ensure the whole project team from Pre-con, Design, Procurement, Commercial & Production are fulfilling their duties to ensure projects achieve Programme, Quality, Safety & Commercial goals. Promote the strategic requirement for being a 5* NHBC builder. The successful Senior Site Manager will be responsible for the delivery of the current phase of a large 457 unit new build residential scheme in Peterborough, Cambridgeshire. Senior Project Manager Senior Project Manager required for a luxury developer who have been established in and around London for 20 years. In the market place they have one of the best names in the industry. Their projects are all bespoke large luxury housing projects. Job requirements include: * To manage efficiently a team of Build, Technical and Surveying Managers in accordance with the Companies Health & Safety Policy * Vet Subcontractors prior to appointment to ensure that they are capable of achieving required standards * Monitor standards of workmanship on site visits. * Carry out quality control audits of work in progress with the Customers Care Manager at a maximum of two monthly intervals by site. * Ensure that Project Managers properly maintain Quality Stage Checklists. * Ensure that the units are accepted by the After Sales Department before occupation. * Augment Product Training sessions and ensure manufacturers' information is available on site. * Ensure Construction and Project Managers have adequate training and understanding of NHBC and Building Regulations. * Ensure all materials are properly taken off, ordered in sufficient time, scheduled and stored. * Ensure that the Company's waste and Protection Policies are properly implemented * To ensure that the programmed ORPC (Oversight, Roof, Plaster & Completion) dates are achieved for individual plots and the Block as a whole meets with the PEP (Project Execution Plan) with the Planner * Responsibility of cost management and signing off works at the appropriate stage of the works, likewise adjudicating with the Surveyor over any claims arising. * Present fortnightly report to Commercial and Construction Director on programme, cost and procurement with detail and forecast dates for ensuing period. * Identify and carry out risk assessments * To ensure that all building operations are carried out in a safe manner and that proper welfare facilities are provided. * Maintain presentation of site * To ensure that sites operate efficiently and that costs that are affected by Project Management are contained within budget. * Ensure that all works carried out comply with the relevant drawings and specification. Previous experience of working as a Senior Project Manager for a main contractor is vital, and you will need to have at least 6-10 years working in residential construction.
