Contracts Manager - Modular Construction, Salary Up to £70k + Car & Benefits package, Based out of Leeds with National travel. This is a site based position which will require working away during the working week when required at sites across the UK.
We have an exciting opportunity for a Contracts Manager to join a market leading provider of design & build volumetric / modular / off-site construction solutions. They construct permanent buildings using Manufactured Offsite Modular construction techniques along with traditional steel frames to provide both Modular and hybrid building solutions, offering unrivalled flexibility to clients. Contracts within the healthcare, education, retail, Residential, leisure and commercial sectors with contract values of around £3-20m.
Contracts Manager candidate requirements:
Previous Contracts Manager / Project Manager or similar experience, ideally from a Tier 1 Construction company or reputable contractor
Preferably have experience of managing contracts of around £3-20m in value within the healthcare, education, and /or residential sectors.
Appropriate qualifications, SMSTS, CSCS Black Card
Strong leadership and commercial skills including experience in leading site teams, large programs of work and has the confidence and ability to lead, influence and communicate with others to deliver targets.
The role:
As Contracts Manager you will be fully responsible for the successful operational delivery of Projects ensuring safety and product quality are completed within the contracted timescales, safely and within financial controls.
The role initially is to lead the work winning teams following each successful project through construction until completion and then further support through the defects period.
Contracts Manager Key duties:
Be the main point of contact for our clients, working closely with consultants to maintain and develop excellent professional relationships, which help support and secure repeat business.
Provide soft landings to clients with all projects you will manage the transition from construction to operation to ensure the experience is “bump free”.
You will consider the customer experience throughout the scheme’s development and the first 12 month of occupation work with our Aftercare Manager to ensuring the building performs as designed through the undertaking of 6 month post occupancy evaluation (POE) with the end user.
Manage the KPI’s included within the (MI) to ensure that the company maintain their position within any given framework.

As Project Manager you would be leading the projects full cycle from Pre-Con through to completion - proven experience in this is essential. The business operate nationally so travel will be expected as this is the nature of the workload. Ideally, they are looking for someone to cover Southern Home Counties based projects but could be required to travel further afield at times. This business is a specialist in modular building, predominantly focusing on educational new builds of around £5m - £10m in value. Their focus is a sustainable and practical approach to building with faster delivery and lower cost; which is why they are an award winning and highly in demand main contractor in this field.
As Project Manager you would be leading the projects full cycle from Pre-Con through to completion - proven experience in this is essential. Experience within the education new build sector is also essential. You will be managing the site team, liaising with the commercial and pre-construction departments and managing the client effectively.
The business operate nationally so travel will be expected as this is the nature of the workload. Ideally, they are looking for someone to cover Southern Home Counties based projects but could be required to travel further afield at times. However, whenever possible staff will be utilised as locally as possible.

The client are a leading and rapidly growing specialist.
Projects they work on are technical temperature controlled Modular builds for Data Centres and Healthcare.
They work across the country and internationally. Projects are individually valued between £5-15 million.
Project Managers are office based with site visits and the role is to
- Manage to liaise with onsite Site Managers to ensure the timely delivery and installation of projects on site.
- Ensure Health and Safety regulations are adhered to.
- Oversee the manufacture and installation of Modular projects. Working closely with the Procurement team and Senior Project Managers.
The successful candidate will be a Project Manager from a construction background, ideally having successfully delivered projects over £2 million. You will likely have a Construction related degree or HND,

Together with their JV partner, their projects range from modular new builds to challenging refurbishments and extensions on a variety of schools nationally. Schemes vary in value from £5m to £30m. The culture of the business is one which is hard working yet fair with a high level of autonomy and trust. They are proud of the team they have built where everyone is treated with respect. The director of the business is approachable, friendly and supportive. This has led to the success of the business and now having been awarded another contract, they are looking to expand further and recruit a project manager for a new scheme.
The Role
Based on a new build, modular project in Exeter, the development includes two new schools on a green field site with a value of around £25m. The project manager will take full responsibility for the build including the pre-construction, planning, design management, health and safety as well as overseeing the commercial management with the help of the project QS. The project manager will report to the operations director and will be expected to contribute heavily in the design and contractual phase of scheme. They will also be expected to attend and occasionally leading client meetings.
The Candidate
From a construction main contracting background, the project manager must be able to demonstrate longevity in previous roles. Ideally having worked for a tier one or tier two contractor, the project manager MUST have worked if not on schools, then on similar build projects such as universities, hospitals or prisons with similar values of at least £10m. They must be competent in health and safety, pre-construction and project planning and be client facing.
The Opportunity
This project is due to run for at least the next 18 months to two years. Thereafter, should the project manager wish, they can take more of a regional role leading the South West region as it expands as a contracts manager.
