Our client is a reputable contractor specialising in the delivery of high-quality residential schemes across Merseyside. Their work centres on the conversion of commercial buildings primarily office-to-residential alongside select new-build elements. Due to continued growth, they are seeking an experienced Contracts Manager with a strong fit-out background to oversee multiple live sites.
Role OverviewThe Contracts Manager will take responsibility for 3 4 concurrent projects, each at varying stages of the construction lifecycle. You will lead project delivery, ensure programme milestones are achieved, support site teams, and maintain strong communication with clients and internal stakeholders. This is a key leadership role requiring strong organisational skills and the ability to drive progress proactively.
Key ResponsibilitiesOversee the successful delivery of residential conversion and fit-out projects ranging between £3m £5m in value.
Manage 3 4 projects simultaneously, ensuring each remains on programme, on budget, and to the required quality standards.
Lead site teams, subcontractors, and supply chain partners; ensure clear communication and expectations.
Produce, review, and manage construction programmes (ASTA Powerproject experience highly desirable).
Maintain excellent health & safety standards across all sites.
Conduct regular project progress reviews and provide accurate reporting to senior management.
Build and maintain strong client relationships; act as primary point of contact for project delivery.
Oversee procurement activities and subcontractor management.
Identify and mitigate risks to project delivery.
Ensure compliance with all contractual obligations and company procedures.
Proven experience as a Contracts Manager or Senior Project Manager within residential, fit-out, or conversion-led environments.
Strong background in high-spec fit-out essential due to the nature of the schemes.
Experience of office-to-residential conversions or similar refurbishment projects.
Ability to manage multiple projects simultaneously.
Proficient in programme management; ASTA Powerproject experience preferred.
Excellent leadership, communication, and organisational skills.
Full UK driving licence and willingness to travel across Merseyside.
Able to start quickly ASAP or from January.
