Role Overview
We are seeking a Building Services Manager to oversee the smooth day-to-day operation of our residential building while ensuring residents receive an exceptional standard of service. This role combines operational management with front-of-house duties, balancing maintenance oversight, staff supervision, and direct resident interaction. You will work closely with the Property Manager and under the direction of the Residential Management Committee Directors to maintain a safe, welcoming, and efficiently run environment.
Key Responsibilities
Building Operations
Manage all aspects of building upkeep to maintain a clean, safe, and well-functioning environment.
Coordinate repairs, maintenance, and improvement projects with contractors and service providers.
Conduct regular inspections of communal areas, systems, and grounds, keeping accurate logs of findings and actions.
Respond promptly to emergencies, liaising with relevant authorities or services as needed.
Supervise concierge and temporary staff, including scheduling, training, appraisals, and leave management.
Resident Support
Serve as the primary point of contact for residents, visitors, and guests.
Manage queries, parcels, bookings, and access control efficiently and professionally.
Assist with resident move-ins and move-outs, including orientation and handovers.
Maintain up-to-date resident records and communicate relevant building notices.
Administration & Coordination
Provide regular updates to the Property Manager regarding building conditions, resident concerns, and ongoing projects.
Assist in preparing reports, maintenance schedules, and other administrative documentation.
Attend Residential Management Committee meetings as required.
Ensure all documentation and records comply with relevant standards and regulations.
Candidate Profile
Experience in building, facilities, or property management roles, including concierge or duty management.
Strong understanding of building systems, maintenance practices, and contractor oversight.
Excellent interpersonal and customer service skills, with a professional, approachable manner.
Highly organised, detail-focused, and able to remain calm under pressure.
Comfortable with Microsoft Office and property management software.
Additional qualifications such as First Aid, Fire Warden, or Security training are advantageous.
