Commercial Manager

A leading real estate development firm with a strong pipeline of purpose-built student accommodation (PBSA) schemes is seeking a Commercial Manager to join their growing team. This is a key hire offering the opportunity to oversee multiple high-profile new build projects across Central London.

The Role

As Commercial Manager, you will take full ownership of the commercial function across 3 - 4 RC frame PBSA developments, all in prime London locations. Working closely with the in-house development and construction teams, you will manage cost planning, procurement strategy, contract administration, and commercial reporting from pre-construction through to completion.

Key Responsibilities

• Lead all commercial aspects of multiple concurrent PBSA developments
• Manage budgets, forecasts, and cost reporting across the portfolio
• Oversee procurement processes including contract negotiation and appointment of subcontractors
• Mitigate risk through effective contract and commercial management
• Monitor contractor performance and manage valuations, payments, and final accounts
• Collaborate with internal teams to ensure projects are delivered on time, within budget, and to specification

About You

• Proven experience as a Commercial Manager or Senior QS on RC frame new build developments
• Strong background in student accommodation, residential, or mixed-use schemes
• Excellent knowledge of construction contracts and procurement practices
• Confident managing multiple large-scale projects simultaneously
• Strong financial acumen and stakeholder management skills
