Senior Facilities Assistant Hours: 37.5hrs pw Salary: £29,000 - £34,000 per annum (depending on experience and qualification level). In this role, you will support the Facilities Manager in maintaining and improving an effective and safe working/living environment for employees, residents, and visitors. Eligible to work in the UK A satisfactory Enhanced DBS check with no barred listing Key Responsibilities : Carry out periodic site inspections and identify maintenance work and report any major defects or areas of concern. Respond to fault reports, carrying out minor repairs. Carry out work according to policy and procedures, legislative requirements and within the annual maintenance plan. Supervise external contractors where required. Carry out or commission approved and planned maintenance work such as painting and decorating. Perform basic electrical (visual) checks and determine when a qualified electrician is required. Undertake minor plumbing repairs as necessary, engaging a suitably skilled and certified plumber as necessary. Coordinate and assist with departmental, employee and resident moves. Ensure that routine procedures such as gritting and snow clearing are carried out in car parks and on footpaths as and when necessary. Perform immediate cleaning duties necessary to maintain a clean facility. Assist with implementing health and safety in the workplace, assisting with issues including fire safety, security systems. Accident investigation. Report back to the Facilities Manager on any processes required to assist with KPI's. Organise the safe disposal of faulty and damaged equipment. Assist in managing the community fleet and making it available for repairs/servicing and legal requirements. Assist with setting up events and community activities. Attend emergency call-outs. Carry out supervision roles of the Facilities Assistant & General cleaning operative. Any other reasonable management request. Personal Specification: Proven ability to carry out a range of general maintenance tasks including basic plumbing tasks. Self-motivated and able to work under own initiative. Effective communication and ability to build rapport and communicate sensitively with our tenants who may have learning difficulties and other communication needs. Ability to work flexibly and multi-task. Able to work to deadlines and meet target. Problem solving skills. A working knowledge and understanding of health and safety.

Technical Responsibilities: Accept responsibility for the practical implementation and operation of JSP375 to support the effective and timely delivery of Additional Works, planned and response maintenance. Ensure as far as reasonably practical that all persons within the Service Delivery Area observe the requirements of JSP375. Assess the competence of Skilled Persons for appointment to ensure suitably qualified and experienced operatives are directed to relevant tasks and review experience and performance regularly. Produce high-quality Risk Assessments and Method Statements and, where required, issue safety programmes and Permits to Work. Provide professional and technical support and advice to Supply Chain, DIO and end-users. Record all tasks against the appropriate assets in the Work Manager system and ensure all documentation relating to jobs is completed, recorded and distributed in a timely manner. Manage project work as directed by Management and confer with the Additional Works team to ensure that all works are completed to the required standards. Review site risk registers, follow maintenance and management processes, notify Management of any defects on equipment or systems and attained and contribute to risk meetings as required. Reduce the number of corrective actions (CARs) raised and close existing CARs within agreed timescales. Liaise closely with Authorising Engineers and take ownership of personal training plan, familiarisation and knowledge across all sites within the Service Delivery Area, maintain accurate records within personal logbook for site attendance and activities undertaken. What are we looking for: To be successful as a Mobile AP you will be currently working in a similar position and have a referenceable history. HNC, or equivalent level qualification in an Electrical/ Mechanical Engineering discipline or equivalent technical qualifications & training as required by JSP 375, including emergency first aid, Fire safety, Management level qualification in H&S and Environment (e.g. SMSTS). You will be good at problem-solving, have commercial awareness, be excellent in planning and organising, as well as having good all-round technical experience. You will be receiving a day rate at the top end of industry standard and with multiple weeks and locations we are looking for several APs and SAPs.
