Senior Project Manager - Social Housing Planned and Decarbonisation Works Stoke on Trent based Up to £65K plus package We are working with a leading Social Housing and Regeneration contractor to recruit a proactive Senior Project Manager to deliver social housing retrofit refurbishment schemes across Stoke on Trent. Works include window and door replacements, kitchen and bathroom refurbishments, external and internal wall insulation (EWI/IWI), loft insulation, ventilation, and heating upgrades to tenanted housing association properties. Guildmore Planned Works team is seeking a proactive and experienced Site Manager to join us on a permanent basis. Reporting to the Contracts Manager, you will be responsible for the onsite supervision of supply chain partners, ensuring the timely delivery of contracted work orders to high-quality standards. You ll ensure that all works are delivered in compliance with contract specifications, health and safety regulations, and customer satisfaction requirements. Ideally, you will have experience in fire safety disciplines including fire stopping, fire door remediation, and related compliance works making this an excellent opportunity for someone with a background in planned maintenance and safety-critical environments. Key ResponsibilitiesPlanning & Delivery Review all work orders and specifications before authorising commencement, identifying and reporting any discrepancies to the Operations Manager. Continuously review and update the contract works programme, focusing on critical path issues to avoid delays. Prepare, manage, and monitor RAMS (Risk Assessments and Method Statements) and toolbox talks, ensuring strict adherence to Health & Safety regulations. Record and log instructions, variations, and additional works as directed by the client, providing early warnings on potential delays or disruptions. Collaborate closely with the Resident Liaison Officer (RLO) and administrators, providing timely updates on planned activities to facilitate clear communication with residents. Produce detailed property condition reports and photographic records prior to the start of any works. Plan, program, and coordinate the activities of operatives and the supply chain to ensure efficient and timely progress with minimal disruption to residents. Compliance & Quality Ensure all operatives and subcontractors are properly inducted and adhere to site safety protocols, including the use of PPE. Conduct regular site inspections to monitor progress, ensuring alignment with project specifications and schedules. Liaise with the project Quantity Surveyor to stay informed of commercial requirements and potential risks. Plan and review work carried out by operatives and subcontractors, addressing any issues promptly. Prepare snagging lists and confirm satisfactory visual inspections of works at the earliest opportunity. Adhere to the Guildmore Quality, Environmental, and Management System (QEMS), ensuring timely and accurate site reports. Uphold strict confidentiality and compliance with all company policies and procedures. Senior Quantity Surveyor / Main Contractor / Residential / Commercial Overview We have an exciting opportunity for a Senior Quantity Surveyor who will be responsible for the successful running and delivery of a variety of projects, from Refurbishments, disabled adaptations, Block upgrades, new-build and the overall management of the projects including QS/Cost Control. Reporting to the Commercial / Finance Director, the role will require the successful candidate to oversee the commercial and contracts delivery of multiple projects. Key Responsibilities: * Manage multiple sites and ensure the work is completed safely, on time, within budget and to the required quality by effectively organising and managing the site activities * Carry out ‘toolbox talks’ in line with the work areas programme and maintain records * Ensure that adequate site records are maintained including but not limited to Site Managers reports, daily diary, weekly labour, plant, materials and goods returned, progress photographs, site inductions, and health and safety records * Able to demonstrate a good level of financial knowledge in meeting the business and customer objectives * Liaise with residents and client representatives * Managing of the Construction Programme and ensuring milestones are met in line with company and client targets. About You Candidates must have proven experience in the planned works sector, ideally within the social housing sector / local authority works although this is not essential; managing the development and performance of all aspects of contract operations including KPI’s & financial reports. Candidates will also have a strong track record of maintaining and building strong customer relationships and managing multi-site workforces. Key Skills and Qualifications * Experience managing a variety of projects from £250k-£5m * Previous Quantity Surveying/Contract Management experience within the refurbishment sector both internals and externals (experience of new builds is a benefit). * Proven track record in successfully managing a project * Literate and numerate with good IT Skills with a range of packages is essential including Microsoft Projects and excel * Self-motivated and ambitious * CSCS card * NVQ / Degree in Surveying (or other built environment) (preferred but not essential) * MCIOB or MRICS (or working to towards) (Preferred but not essential)
