What You'll Be Doing You'll support the Commercial Manager and Quantity Surveying team through every stage of a project: Before the Project Starts Review tender documents, drawings and specifications Assist with pricing and costing projects Help identify commercial risks, exclusions and missing information Prepare tender queries and clarifications Obtain and compare supplier and subcontractor quotations Maintain tender registers and bid trackers Support tender adjudication meetings During the Project Track project costs and expenditure Process and check invoices Assist with variations and change management Monitor budgets and cost performance Help ensure projects remain commercially profitable Support the wider commercial team with reporting and administration In simple terms: Help price the job set up the costs track the money check invoices manage changes control costs support the Commercial Manager. Estimator - Social Housing, Planned Maintenance, Decarbonisation / Retrofit 80K - 100K + Bonus + Benefits London / Hybrid (Flexibility to work from Home) We are recruiting for a leading property services contractor to find a Senior Estimator to take responsibility for pricing winning planned maintenance / decent homes and decarbonisation / retrofit tenders for housing associations, local councils and RSL's. This is more than a measurement and pricing role. The successful candidate will combine technical estimating expertise with strong commercial judgement, bid leadership and the confidence to influence senior stakeholders. Estimator Responsibilities: Maintaining an accurate cost base by regular review of market prices Co-ordination of tender bids Check and acknowledge tender documents and amendments Organise copy of tender documents and amendments for appropriate parties Record supply chain and performance data Analyse, compare, and Input subcontractor bids into tender Build up rates from first principles where necessary to support subcontractor quotes Using first principles build ups to construct a fully formed bid using a direct labour workforce Assembling relevant documents for settlement and handover meeting Estimator Experience: Pricing occupied-homes programmes, including kitchens, bathrooms, roofing, windows, external fabric and M&E renewals Experience of fire safety, passive fire protection, building safety remediation and/or high-rise refurbishment Understanding of retrofit delivery, ideally including PAS 2035/PAS 2030 and funded decarbonisation programmes Strong knowledge of NHF Schedule of Rates, framework pricing, open-book costing, measured term and fixed-price contracts Advanced Excel capability and recognised estimating software such as ConQuest, Causeway, CostX or equivalent.
