Role Details Role: Property Manager Location: Reading Salary: £30,000-£32,000 Role Overview Durrant Talent Solutions is partnered with an established Estate Agency that is looking to add a Property Manager to its growing team. As a Property Manager, you will take responsibility for the day-to-day management of a portfolio of residential rental properties, including apartments. Acting as a key point of contact for landlords and tenants, you will oversee the tenancy journey, coordinate maintenance and contractors, and ensure properties are managed efficiently and to a high standard. This is an excellent opportunity for an experienced Property Manager or Lettings professional looking to join an established and growing business. Role Responsibilities Manage a portfolio of residential rental properties, including apartments, throughout the tenancy lifecycle. Act as the main point of contact for landlords and tenants, providing a professional and responsive service. Deal with day-to-day enquiries from landlords and tenants and resolve issues efficiently. Coordinate maintenance and repair requirements, liaising with contractors and arranging access to properties where required. Monitor outstanding maintenance issues through to completion and keep landlords and tenants updated. Arrange and carry out property inspections in line with company procedures. Coordinate check-ins, check-outs, tenancy renewals and other tenancy-related processes. Ensure tenancy records, certificates and property documentation are accurate and kept up to date. Monitor key compliance requirements and ensure relevant documentation is obtained and maintained. Liaise with landlords regarding property maintenance, expenditure and recommendations. Work closely with the lettings team to ensure a smooth handover of newly let properties. Deal with end-of-tenancy matters, including deposits and any required follow-up actions. Liaise with the relevant teams regarding rental payments and any arrears or account queries. Build positive and professional relationships with landlords, tenants and contractors. Ensure all work is carried out in line with company procedures, industry best practice and relevant residential lettings legislation. Keep up to date with relevant legislation and industry developments affecting residential lettings and property management. Personal Specification Previous experience within residential lettings, property management or a similar property-based environment. Experience managing a portfolio of residential rental properties would be advantageous. Good understanding of the residential lettings and tenancy process. Excellent verbal and written communication skills. Strong organisational skills with the ability to prioritise a busy workload and manage multiple properties simultaneously. Confident dealing with landlords, tenants and contractors. A proactive approach with excellent attention to detail. Professional, approachable and customer-focused. Confident using Microsoft Office and property management systems. Experience dealing with maintenance, inspections and tenancy-related matters would be advantageous. This is an excellent opportunity for a Property Manager or even an experienced Assistant Property Manager to take ownership of a residential portfolio, delivering exceptional property management services while building strong relationships with leaseholders, residents, clients and contractors. The successful candidate will be responsible for ensuring developments are managed to the highest professional standards, maintaining compliance, overseeing maintenance and service delivery, and providing an outstanding customer experience across their portfolio. Role Responsibilities Manage a portfolio of residential leasehold developments. Build and maintain strong relationships with leaseholders, Resident Management Companies (RMCs), Right to Manage Companies (RTMs) and freeholder clients. Prepare and manage annual service charge budgets in conjunction with internal teams. Monitor expenditure and ensure developments are managed within approved budgets. Arrange, attend and chair site inspections and client meetings as required. Instruct, monitor and review contractors to ensure works are completed to the required standard. Essential Experience The successful candidate will have: Previous experience managing a residential block management portfolio. A good understanding of residential leasehold legislation and property management best practice. Excellent communication and relationship-building skills. Strong organisational skills with the ability to manage a varied workload. A proactive and customer-focused approach. The ability to prioritise tasks and work independently. Competent IT skills, including Microsoft Office. A full UK driving licence (where required). Desirable Experience TPI qualified or working towards level 3 Experience using property management software such as Qube, TRAMPS, Propman or similar.
