Purpose of the Role The Contract Manager will be responsible for leading the operational delivery of the voids programme across all appointed contractors, ensuring work is delivered safely, to the required quality, within agreed timescales and in accordance with the Southwark Void Standard. The post holder will provide day-to-day leadership across the contractor delivery programme, ensuring performance is actively managed and barriers to delivery are identified and resolved quickly. Key Responsibilities Successful candidates will be required to: Lead the operational management of all void contractors. Monitor contractor performance against agreed KPIs and contractual requirements. Chair contractor performance meetings and drive continuous improvement. Escalate performance concerns and implement recovery plans where required. Ensure quality standards are consistently achieved through effective inspection and auditing. Work closely with Service Managers to coordinate workloads and maximise productivity. Produce performance reports and recommendations for senior management. Support mobilisation and embedding of new working practices. Ensure compliance with health and safety, statutory obligations and Southwark procedures. Drive improvements in turnaround times and overall void performance. Essential Requirements Applicants must demonstrate: Significant experience managing repairs or void maintenance contracts. Strong understanding of contract management and performance frameworks. Experience working within social housing repairs and maintenance. Excellent leadership and stakeholder management skills. Experience using performance information to drive service improvement. Ability to make operational decisions within a fast-paced environment. Desirable Experience of managing multiple contractors. This post is for a fixed period to cover a special Compliance Project to ensure the Council's property estate is fully compliant and any required remedials are completed which will enable the permanent Compliance Team to manage the estate effectively as business as usual once completed. This role is part of a specialist unit within the Facilities Management (FM) function but the project team will also be supported by two project specific Lawyers who will be responsible for reviewing all property agreements to identify where the Council holds responsibility for statutory compliance matters. The postholder's primary responsibility will be undertaking site inspections to ensure the Council is discharging its statutory compliance duties, identifying any areas where it is not and rectifying these with our third party contractors, as well as managing contractors to undertake any remedial action required, and then updating the compliance tracker accordingly. The postholder will also be involved in reviewing compliance certificates from contractors and identifying and actioning any remedials required. The postholder must have exceptional attention to detail, comprehensive knowledge of property related statutory compliance obligations, a suitable level of building pathology and M&E system knowledge to enable the postholder to identify what compliance works are required and relevant to each specific property, as well as project management skills to ensure contractors keep on top of work identified as being required. This post will form part of a specialist project team, and work in tandem with the Council's permanent Compliance Team who ensure the ongoing cyclical testing, documentation, and day to day operations are discharged. Please note that although the primary base for this role is the Council's main Civic Centre this position will require the postholder to spend significant time travelling to sites to undertake inspections across the Borough where public transport options are often limited.
