The Role We are looking for a proactive Site Manager to lead the delivery of planned maintenance and refurbishment works across our contracts. You will take full ownership of site safety, quality, programme and client satisfaction, coordinating internal teams, subcontractors and client representatives to ensure works are delivered safely, on time, on budget and to the highest standards. This role operates within occupied properties, so strong leadership, organisation and resident-focused delivery are essential. Key responsibilities Plan, programme and coordinate the work of operatives and subcontractors to ensure works progress efficiently and are completed in line with contract requirements, while minimising disruption to residents. Take full responsibility for site health and safety, particularly within occupied environments. Identify and control hazards including scaffolding and access equipment, PPE, temporary services, asbestos, dust, fumes, site tidiness and waste management, and working safely around vulnerable residents. Monitor and inspect works in progress to ensure compliance with specifications and quality standards. Identify, record and resolve defects and snagging throughout the works. Maintain accurate site records, including daily site diaries detailing visits, meetings, observations and actions taken. Provide reports as required by the Contracts Manager, Commercial Manager or client. You'll coordinate property inspections, lead a small team of operatives, and ensure repairs are completed quickly, safely, and to a high standard. Acting as the link between legal, technical, and operational teams, you'll help protect both residents and the business by ensuring every case is handled efficiently, lawfully, and with care. Responsibilities Lead and manage the end-to-end process for housing disrepair claims, ensuring timely and compliant resolution. Conduct property inspections to assess the validity and scope of claims. Coordinate repair works with supervisors, planners, contractors, and surveyors, ensuring quality and completion within deadlines. Liaise with legal teams, clients, and residents to provide clear communication and documentation on case progress. Monitor costs, budgets, and productivity across disrepair works, identifying opportunities to improve efficiency. Ensure all records, reports, and certifications meet legal, contractual, and H&S standards. Implement preventative measures and service improvements to reduce disrepair cases. Promote a customer-first approach, maintaining professionalism and empathy in all resident interactions. Support the development of operatives and apprentices through coaching and quality checks. Produce regular updates and reports for senior management on case volumes, risks, and trends. About You You're a detail-driven professional with a strong understanding of housing disrepair legislation and property maintenance. You combine technical knowledge with excellent communication and negotiation skills, ensuring residents' needs are met while safeguarding the organisation. Requirements Proven experience in housing disrepair, maintenance supervision, or building inspection. Sound understanding of housing law, disrepair regulations, and repair obligations. Strong organisational and problem-solving skills, with a calm, practical approach. Ability to liaise confidently with residents, clients, and legal representatives. Knowledge of health and safety regulations and social housing standards. Proficient in IT systems (e.g., job management software, Excel, reporting tools). Established in 2003, Conceptsupports clients across Defence, Education, Healthcare and Critical National Infrastructure, delivering safe, compliant solutions from minor repairs through to full scale building works. The Role We're seeking an experienced Site Manager to lead the delivery of turnkey construction projects, combining refurbishment, M&E and decarbonisation / retrofit works. This is a senior, hands on role responsible for managing site activity end to end on projects typically valued between £250k and £7m. You'll coordinate internal delivery teams (including M&E) alongside specialist subcontractors, ensuring all works are delivered safely, on programme, to budget and to the required quality standards. The role operates across live and regulated environments, requiring strong leadership, planning and stakeholder management skills. What You'll Do Take full responsibility for site safety, quality, programme and delivery across multi disciplinary projects. Lead and coordinate internal trades and M&E teams, supported by subcontractors where required. Manage refurbishment, M&E and retrofit activities concurrently, ensuring effective sequencing and minimal disruption. Plan works, resources and logistics to meet programme and client expectations. Skills, Knowledge & Experience Essential To be successful as a Site Manager, you will require: Proven experience as a Site Manager delivering refurbishment or upgrade projects. SMSTS / SSSTS, First Aid, Asbestos Awareness. Experience coordinating M&E works as part of a wider construction programme. Strong understanding of Health & Safety and safe systems of work in live environments. Ability to manage internal teams and subcontractors across multiple disciplines. Strong planning, organisational and problem solving skills. Confident client facing communication skills. Already hold, or be eligible to obtain, security clearance required to work on MOD/VIVO managed sites, including compliance with all site security and vetting requirements. Desirable Experience delivering decarbonisation or retrofit works. Existing level of security clearance and/or experience in working on the defence built Estate. Experience working on projects up to £7m in value. Trade background or construction related qualification similar NVQ Level 6 Construction Site Management or higher.
