What you'll be doing You'll complete Roofing repairs and maintenance packages to SNG's homes and elsewhere as per requirements and be fully competent in all aspects of roofing including: Pitched roofing systems Lead valleys Flashings Box Gutters Full roof covering renewal Install and replace guttering What you'll need You should have a minimum of NVQ level 2 in Roofing or equivalent OR a minimum of 5 years trade experience. You will have experience of working in occupied premises and be able to demonstrate good customer service skills. The ability to use mobile technology such as iPad or PDA is essential. Have a strong health and safety mindset with knowledge of health & safety best practices. Enjoy working as part of a team. This is a full time role, working 40 Hours per week, with the opportunity to supplement your salary through call out and overtime when required. Due to a requirement to travel within this role, candidates must hold a full and current driving licence with a minimum of 1 years driving experience and have the ability to drive a company van. We have an exciting new opportunity for a Maintenance Surveyor to join our Property Services Team in our Exeter Hub covering our Devon Locality, however predominantly covering Exeter, Torbay and Plymouth. The role Reporting into the Operations Manager, you'll be responsible for the investigation, identification, diagnosis and problem solving of day to maintenance issues raised either internally or by our customers. You'll own the day to day technical support for your locality, allowing our in house trades delivery teams and external contractors to carry works required at first visit. You'll also be responsible for: Carrying out inspections as needed prior to, during and on completion of repairs Providing a specification, including scope of works, quantities and budgeted costs and timescale that will resolve maintenance issues reported Ensuring works are completed safely, to the required standard and specification, in the most effective and efficient manner and to a high level of customer satisfaction Maintaining high quality data within the property systems Ensuring a detailed local knowledge of customer, asset and investment needs across your locality Developing own capability through continual personal and professional development to ensure knowledge is kept up to date What you'll need To be successful in this role you will need: Technical Knowledge : Strong understanding of housing construction, core trades (e.g. plumbing, carpentry, roofing) and maintenance diagnostics. As well as hands on trade experience. Diagnostic Skills : Proficient in identifying property defects and raising appropriate repairs. Strong knowledge of damp and mould issues, including root cause analysis and remedial strategies. Experience : Proven experience in social housing maintenance and building surveying , including property inspections and reporting. Contract Management : Skilled in managing contractors, with solid health & safety awareness and familiarity with schedules of rates and procurement processes. Communication : Effective at liaising with tenants, contractors, and housing management teams, with a focus on clear, empathetic communication. IT Proficient : You will be communicating effectively via email, and using various other internal systems There will be some travel involved with this role so you should be happy to travel, have access to a car and a full UK driving licence. We have an opportunity for an experienced Senior Development Delivery Manager based out of our head office in Basingstoke. It's an exciting time to join us to help us deliver our ambitious development programme of 25,000 new homes over the next 10 years. This role will lead on complex projects throughout the delivery phase and represent SNG in all stages of procurement related to delivery in line with SNG stage gates. You will mentor, coach and develop Development Delivery Managers and other staff as required, helping them to increase their skills and knowledge so that they can grow in their roles and take responsibility for more complex development schemes. The Role As a Pre-Construction Manager , you will play a crucial role in shaping and delivering our retrofit programme, a central element of our Homes and Place strategy. Acting as the key link between design, planning, and delivery, you will lead the pre-construction and commercial functions -working closely with internal teams, consultants, and contractors to develop robust project scopes, procurement strategies, and delivery plans. Your focus will be on ensuring projects are commercially viable, technically sound, and positioned for successful execution, while aligning with our quality, sustainability, and value objectives. Key responsibilities Responsible for the development of procurement strategies, tender documentations and suggested contractual arrangements Management of financial oversight to ensure project viability, efficiency, cost-effectiveness, value for money, monthly valuations, financial reporting/forecasting and control of external funding Responsible for developing forward programmes in collaboration with Strategic Asset Management, Asset Management and Property Services colleagues Support incorporation of lifecycle carbon assessments and performance targets (e.g., EPC, airtightness) into pre-construction design and specification stages Collaborate with digital teams to integrate retrofit modelling tools such as BIM, SAP, PHPP, or equivalent systems into project scoping and planning Lead in the identification of project risks (finance, technical, programme regulatory etc) and work with stakeholders to implement, maintain and monitor mitigation measures feeding this into funding reporting Work collaboratively with localities, building safety and compliance and health and safety team to enhance customer service and operational efficiency Contribute to the preparation of grant funding applications, working closely with the Head of Retrofit Delivery and finance teams to ensure pre-construction outputs align with external funding criteria Manage the Commercial team with a focus on articulating a clear vision, providing direction, and fostering a culture of accountability, high performance, and continuous improvement What we're looking for Excellent practical knowledge of building regulations, codes of practice, PAS documents specifically 2035/2030/63100, NICIEC, MCS and British Standards etc. Excellent demonstrable knowledge of programme development and performance improvement in a social housing environment Knowledge of budget setting and commercial control practices with specific expertise in multidisciplinary contract delivery Demonstrable knowledge of risk management principles, Proven leadership skills, with the ability to motivate and manage a team Excellent communication and interpersonal skills to effectively collaborate with diverse stakeholders, including project teams, localities, BS&C team.
