This isn't your typical volume housebuilding role. Our client is a well-established, family-owned developer with an exciting pipeline of residential projects across Central Cornwall. With developments ranging from boutique schemes of 6 homes through to larger developments of 60+, every project is designed with quality, craftsmanship and long-term value in mind. The Role Initially, you'll take ownership of one medium-sized residential development, managing the build from start to finish while working closely with the Construction Lead and wider team. This isn't a role where you'll simply oversee subcontractors and move onto the next site. You'll become an integral part of the business, with the opportunity to be involved in procurement, planning and helping shape how future developments are delivered. You'll split your time between site and the company's Truro office, working alongside an experienced and supportive team. What You'll Be Doing Managing the day-to-day running of residential developments. Coordinating subcontractors and site resources. Ensuring exceptional standards of quality throughout the build. Maintaining excellent health & safety standards and CDM compliance. Keeping programmes on track and projects running efficiently. Working closely with the Construction Lead and in-house design team. Procuring materials and placing orders with suppliers. Supporting subcontractor procurement and contract management. Building strong relationships with trades, suppliers and colleagues. About You We're much more interested in finding the right person than ticking every box. You may already be an experienced Site Manager or perhaps you're looking for the opportunity to broaden your responsibilities within a growing business. If you have residential construction experience, enjoy being hands-on and genuinely care about delivering quality homes, we'd love to hear from you. Ideally you'll have: Experience managing residential housing projects. Knowledge of the build process from groundworks through to completion. SMSTS certification. A good understanding of CDM Regulations, Building Regulations and structural warranty standards. Good IT skills (experience with Microsoft Project or Excel would be an advantage but isn't essential). Strong organisational skills and the ability to think ahead. A positive, proactive attitude and excellent communication skills. What's On Offer? 35,000 - 50,000 salary depending on experience. Annual and/or project completion performance bonus. 28 days' holiday including Bank Holidays. Ongoing training and professional development.
