The Role As Construction Estimator, you will be responsible for preparing accurate and competitive tenders for a diverse range of heritage and conservation projects. Working closely with directors, operational teams, specialist subcontractors, and clients, you will play a key role in securing future work while ensuring commercial viability and project success. Key Responsibilities Prepare detailed cost estimates and tender submissions for heritage, conservation, restoration, and refurbishment projects. Review drawings, specifications, schedules, and tender documentation. Conduct quantity take-offs and pricing exercises. Obtain and analyse quotations from suppliers and specialist subcontractors. Identify project risks, opportunities, and value engineering options where appropriate. Attend site visits and pre-tender meetings. Liaise with clients, architects, consultants, and internal teams throughout the tender process. Support bid presentations and negotiations when required. Maintain accurate cost databases and market intelligence. Contribute to continuous improvement within the estimating and pre-construction function. About You We are seeking a commercially aware estimator who combines strong technical knowledge with excellent attention to detail. You will ideally have: Previous experience as an Estimator within the construction industry. Experience pricing refurbishment, restoration, or specialist construction projects. Strong understanding of construction methods, materials, and procurement routes. Ability to interpret drawings, specifications, and technical information. Excellent numerical, analytical, and problem-solving skills. Strong communication and stakeholder management abilities. Proficiency with estimating software and Microsoft Office applications. A proactive and collaborative approach to work.

We are looking for an experienced and commercially focused Quantity Surveyor to join our clients residential housebuilding team in the East Midlands. Working across a portfolio of new-build residential developments, you will be responsible for managing the commercial performance of developments from pre-construction through to completion. You will work closely with the Construction, Technical, Land and Development teams to ensure projects are delivered on time, to budget and to the required quality standards. Key Responsibilities Manage the commercial performance of multiple residential developments from pre-start through to completion. Prepare and manage development budgets, cost plans and cash-flow forecasts. Procure and appoint subcontractors and suppliers in accordance with company procedures. Prepare tender packages, analyse quotations and negotiate competitive rates and terms. Monitor and manage subcontractor costs, variations, valuations and payments. Maintain accurate cost reports and provide regular commercial updates to senior management. Identify and manage commercial risks and opportunities throughout the development lifecycle. Review construction programmes and assess their commercial impact. Work closely with Site Managers and Contracts Managers to monitor progress and expenditure. Ensure all contractual and commercial documentation is maintained accurately. Manage final accounts and ensure developments are commercially closed out in a timely manner. Assist with the preparation and review of budgets for new developments. Monitor material costs, labour costs and subcontractor performance. Ensure compliance with company commercial procedures and relevant contractual requirements. Build and maintain strong working relationships with subcontractors, suppliers and internal stakeholders. Support continuous improvement initiatives across the commercial function. About You We are looking for someone who is commercially aware, organised and confident working in a fast-paced residential construction environment. You will ideally have: Previous experience as a Quantity Surveyor within residential housebuilding or construction. A strong understanding of new-build residential construction and development. Experience in subcontract procurement, tender analysis, valuations, variations and final accounts. Good knowledge of construction costs, contracts and commercial processes. Strong numerical and analytical skills. Excellent attention to detail and a methodical approach. Good communication and negotiation skills. The ability to manage multiple developments and priorities simultaneously. Good IT skills, particularly Microsoft Excel and commercial management systems. A full UK driving licence and the ability to travel between sites across the East Midlands. Qualifications Degree or HNC/HND in Quantity Surveying, Commercial Management, Construction or a related discipline is desirable. RICS or CIOB membership, or working towards professional accreditation, would be advantageous. Relevant residential construction experience will be considered alongside formal qualifications. We are currently recruiting for an experienced Freelance QS to join a large scale development in Gloucester. The role: Overseeing subcontract management, including monthly valuations, payment assessments, variations and commercial queries Managing subcontractor procurement and package managment, ensuring outstanding packages are procured in line with the construction programme. Implementing and managing change control, assessing variations, reviewing subcontractor quotations, agreeing costs and maintaining accurate change registers. Preparing monthly CVRs, cost reports, forecasts and cost-to-complete assessments. Monitoring subcontractor performance against contractual obligations, programme requirements and commercial targets. Managing subcontractor variations, compensation events and loss and expense claims where applicable. Identifying commercial risks and opportunities, implementing mitigation strategies and reporting potential cost exposure.
