Freelance Design Manager A blue chip main contractor are seeking to engage a Freelance Design Manager to be based out of their offices in Central London. This particular division of the business Turn over circa £100M per annum and undertake work across both public and private sectors, projects ranging from small Fit Outs to larger projects up to £80M in value involving structural alterations to existing building, or extensions to existing buildings through to fit out. You will be expected to assist / collaborate with Architects, Engineers, clients and sub contractors to establish requirements / objectives and design criteria. Responsibilities / duties Manage the design phase of projects from concept development to construction documentation ensuring compliance and project objectives, codes, regulations and standards are met, such as fire, planning and building control. Involved in the selection and appointment of designers as well as the selection and procurement of design solutions, such as modern methods of construction, materials, finishes and sustainable technology. Arrange and prepare for design reviews with the Head of Department, to assess progress, identify potential risks or deviations and implement corrective measures id required. Manage a large design project or multiple smaller projects simultaneously. Contribute in customer meetings, ensuring customer satisfaction and address any design related concerns. Coordinate and manage external consultants, reviewing and providing feedback on their work to ensure design integrity, consistency and quality. Collaborate with wider project team to monitor schedules, budgets, quality standards and offer support where required. Experience Must have previous experience working in the role of design manager on High End Commercial / Education inner city London projects.

Commercial Lead for a fast track roll out Our client are a Construction Management company that work in the retail sector. They have just been appointed to set up and run a national roll out. There will be two companies responsible for carrying out the work as (Principal Contractor) themselves and another company, splitting the country in half. Working alongside a Delivery Lead, you will be client facing, attending regular meetings with the client, setting the roll out up, setting up the supply chain to deliver these schemes, issuing BOQs and scopes, reviewing tenders, comparisons and recommendations, through to awarding the contracts. The two main Sub Contract packages are Groundworks and Electrical. You will be responsible for hiring 3 Quantity Surveyors to report in to manage the 440 locations that you will deliver. The role will predominately be remote based, however you will be required to initially spend time in the office in Birmingham to understand the systems, reporting process, attend meetings etc. For this particular roll out the employer will be responsible for paying supply chain. So cost management is key. When a new scheme starts, an invoice of 50% of the value will be raised to the client with 50% on completion, so ensuring your team are on top of these. The geography of the projects are from North Birmingham, draw a line across the country and down. The ideal candidate MUST have experience in either setting and managing roll outs in the past or experienced in having tendered for frameworks. Must have Black OR White CSCS card. This engagement will be for the duration of the roll out, with potential further work to follow on. However the initial engagement will be for circa 18 months starting ASAP.

This is a hands-on leadership role, ideal for someone with a strong background in groundworks who can drive productivity, maintain high safety standards, and ensure that their element of the project is safely, on time and as per drawings. Project A very large new build distribution centre, car parks, lorry parks, and associated hard and soft landscaping. Freelance Operations Manager We are looking to identify a client facing individual who resides in the Midlands area of the UK who has experience of managing construction roll out programmes. Our client are looking to engage someone on a freelance basis for an 18 month duration starting circa May 2026 running until October 2027 to act as the lead for a large roll out programme. The individual must have experience overseeing roll outs / churn work, multiple sites, quick programmes, running in a sequence. Reporting into a Construction Director the role will involve management of 4/5 Project Managers, who will in turn manage numerous Site Managers. Working closely with the end user client Advising the client on how you intend to approach to work Attending Supplier / Contractor meetings Design Meetings Safety meetings Chairing client progress meetings Producing and amending / updating the master programme using ASTA Visiting Project Managers to audit work The ideal candidate will have previous experience delivering such like programmes of work, possess relevant qualifications/ accreditation's, well versed in the use of ASTA and other software's.
