Project Manager Demolition & Enabling Works Central London / City of London Freelance 12 Months+ Immediate / ASAP Start Competitive Day Rate We are recruiting for an experienced Demolition Project Manager to take responsibility for a complex, live demolition and enabling works project in the City of London. This is a specialist demolition role. You MUST have demonstrable experience managing structural demolition projects, ideally gained working directly for a demolition contractor. Candidates from general construction, new build, fit-out or refurbishment backgrounds without significant demolition experience will not be considered. The project is already live and requires a strong, hands-on Project Manager who can take control of the scheme, quickly understand the programme and methodology, and drive the works through to successful completion. The scheme involves a technically challenging demolition and enabling package within a heavily constrained City of London environment, incorporating structural demolition, extensive temporary works, structural investigations, strip-out, removal of redundant plant, scaffolding, hoists and associated structural alterations. Key Responsibilities Overall responsibility for the delivery of a live demolition project Managing and sequencing structural demolition and enabling works Managing temporary works, structural propping, scaffolding and hoists Reviewing demolition methodologies, RAMS and sequencing Managing specialist subcontractors and the site management team Programming, short-term planning and monitoring progress against programme Coordinating with structural engineers and temporary works designers Managing RFIs, design information and technical queries Managing complex logistics within a constrained City of London environment Chairing progress meetings and reporting to the client and senior management Maintaining excellent health & safety standards throughout the works Managing stakeholder, neighbouring property and third-party interfaces Essential Experience Strong Project Management experience within the demolition industry Previous structural demolition project experience is essential Experience working for a demolition or specialist enabling works contractor Strong understanding of demolition methodology and sequencing Good knowledge of temporary works and structural propping Experience delivering complex demolition projects in constrained environments Experience operating as the No.1 Project Manager responsible for project delivery Strong programme, subcontractor and client management skills SMSTS, CSCS and First Aid Temporary Works qualification/experience advantageous Please only apply if your CV clearly demonstrates relevant demolition experience. Pre-Construction Manager Salary: Up to 70,000 + Package Sector: Commercial Fit-Out / Design & Build We are recruiting for an experienced Pre-Construction Manager to join a successful and growing design & build contractor. This is a key role taking projects from initial client brief through tender, pre-construction and into delivery. You will work closely with clients, subcontractors and the construction team to ensure projects are commercially sound, accurately costed and ready for a smooth handover to site. The Role Key responsibilities will include: Preparing subcontractor tender packages and managing tender returns Analysing and negotiating subcontractor quotations Producing cost plans, estimates and project specifications Reviewing client briefs and identifying project requirements Coordinating subcontractors for site surveys and tender preparation Value engineering designs to achieve the best commercial solution Supporting client pitches, presentations and pre-contract negotiations Preparing and managing pre-construction programmes Coordinating Planning, Building Control and Licence to Alter submissions Ensuring drawings and specifications comply with Building Regulations and CDM requirements Negotiating and placing subcontractor packages Managing variations and supporting final account negotiations Handing projects over effectively to the construction delivery team About You We are looking for someone with: Strong pre-construction and commercial experience Experience within commercial fit-out, office fit-out or Design & Build Good cost planning, estimating and value engineering knowledge Experience managing subcontractor tender packages Good understanding of JCT contracts Strong negotiation and communication skills Competency with Excel, Word and Microsoft Project Ideally 5+ years' experience within the construction industry This would suit an experienced Pre-Construction Manager, Commercial Manager, Senior Estimator or Quantity Surveyor with a strong pre-contract background looking to take ownership of projects from initial enquiry through to construction.
