Caddy Group are recruiting for an expirenced Fabric Multi Trader/Carpenter to join our growing client. Your role will include maintenance tasks, planned and unplanned works and statutory compliance of the building fabric and mechanical and electrical systems. Inspects and diagnoses faults, in addition to undertaking minor day to day repairs and decoration to the building(s), grounds and equipment. Key Role Responsibilities Communicate effectively with customers, clients and colleagues; demonstrating a clear understanding of the issue and using initiative to respond accordingly. Maintain a focus on delivering services within agreed budgetary & resource parameters. Monitor the electronic maintenance reporting system through Onsitedaily ensuring tasks are completed to a high standard and within suitable time scales, corresponding with tenants when required. Administer all property maintenance & records in accordance with Greystar policies & procedures. Maintain adequate levels of spares, stock and supplies, ensuring effective forward planning. To respond to calls outside office hours which cannot be resolved without a presence on site referring to appropriate contractors as necessary Undertake repair and maintenance tasks to a high quality including plumbing; joinery and carpentry; painting/decorating; maintenance of lighting and; required statutory testing Understand and respond to health and safety matters in an appropriate & timely manner Moving furniture and heavy items from location to location on site as required Ensure all common parts of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness. Co-ordinate Contractors/Suppliers executing minor works contract on site. Monitor Sub-Contractors performance to standard and retain accurate records of their site operations including all relevant RAMS & Permits to Work. Highlight and assist with the management of any community works. Accompany external contractors whilst on site in line with key management and access to accommodation policies and practice. Ensure annual checks are carried out for their statutory insurance and qualification Ensure the gardens and grounds maintenance to the property are well maintained, clean, tidy and hazard free, supervising external contractors as require Manage & maintain all statutory testing records, utilizing other team members where appropriate. Carry out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests and fire evacuations. Practices proper safety techniques in accordance with Company and safe systems of work guide lines. Look to maximize efficiency of utilities. Key Relationships Onsite Team Members Experience & Skills Experience of undertaking repairs and maintenance in a domestic residential environment or as a general builder /residential construction in the following trades; plumber, electrician or carpenter. Fluent English verbal and written communication skills. Helpful, friendly personality with effective communication skills behaving in a professional, courteous and helpful manner towards colleagues and residents at all times. Caddy Group are seeking an experienced mechanical Pipefitter/ Welder with strong fabrication skills to join our team. The ideal candidate will have a deep understanding of LTHW, CHW and domestic water systems, including plant room layouts, pipework distribution, and on-site installation within commercial and industrial environments. This role is intially on a temporary basis but will go permanent This is a dual-role position, combining workshop-based fabrication and on-site mechanical installation, including pipework welding, system modification, and plant room fitouts. Key responsibilities: Carry out mobile onsite fabrication and occasional workshop-based fabrication and preparation of mid steel, stainless steel, and copper pipework components using MIG, TIG and stick (MMA) welding techniques Interpret and work from technical mechanical drawings, P&IDs, and schematics Install mechanical services on site including plant room pipework, valves, brackets, supports and risers. Carry out pipe fitting and welding on LTHW, CHW and domestic water systems, ensuring alignment with design layout and system performance requirements Conduct mechanical modifications, remedial works, and repairs on live systems or during planned shutdowns Operate workshop tools and machinery, including pipe threaders, tube benders, cutting and drilling equipment Work safely in accordance with industry regulations, site specific RAMS, and health & safety standards Liaise closely with project managers, site supervisors and MEP trades to ensure smooth project execution Maintain tools, plant and working environments to high standards of cleanliness and safety What you ll need: Proven track record in mechanical pipefitting and welding, particularly within plant room installations Experience with LTHW, CHW, boosted cold water and hot water services Strong ability to read and interpret mechanical drawings and pipework schematics Skilled in fabricating and installing steel, stainless steel and copper pipework systems CSCS card (preferred) Valik UK driving license PASMA, IPAF or welding coding certification (desirable but not essential) Must be able to obtain Baseline Personnel Security Standard (BPSS) clearance

Role summary The Fabric Small Works Manager is responsible for the delivery of small-scale building fabric projects and maintenance tasks, typically ranging in value from 500 to 20,000. The manager oversees the entire project lifecycle, from initial scoping and client consultation to financial tracking, completion, and handover. The role is client-facing and requires strong communication and technical skills to manage a high volume of low-value work efficiently and to a high standard. Key responsibilities Project and People Management Oversee the end-to-end delivery of all fabric minor works projects, including refurbishments, moves, and reactive repairs. Manage and lead a team of in-house engineers and external subcontractors, ensuring high standards of productivity and workmanship. Allocate work orders, manage schedules, and coordinate labour and materials to ensure efficient project delivery within agreed timescales. Client and Stakeholder Relations Act as the main point of contact for clients for all small works inquiries, translating their requirements into clear scopes of work.
