You will act as the lead advisor for all commercial and investment property and asset management relating to owned land and buildings. You will maximise rental income, minimise liabilities and optimising use. You will lead on lease restructures, debt management, review and lease reviews / renewals and any negotiations. The ideal candidate will have past experience leading the management of commercial properties and assets. You will also have a Surveying qualification and be a Corporate Member of RICS. Our client is currently looking to recruit a Housing Project Manager / Contracts Manager on an initial 6 month contract Housing Project Manager (Capital Works) / Contract Manager East Sussex Hybrid Working £260 per day inside IR35 This is an exciting opportunity to take ownership of a significant investment programme and deliver high-quality, compliant and resident-focused capital works across a diverse housing portfolio. About the Role As Housing Project Manager (Capital Works), you will lead the mobilisation and implementation of a new contract and contractor to deliver and complete capital investment works across homes in East Sussex. From initial surveys and specification writing through to tendering, contractor management and final account reconciliation, you will ensure projects are delivered in time, within budget and with high levels of resident satisfaction. You will oversee the full project lifecycle, driving value for money and continuous improvement while ensuring clear communication with residents and stakeholders. Key Responsibilities Lead mobilisation and planning of a new capital works contract Undertake and review property surveys and prepare detailed specifications Manage tender processes and contractor appointments Administer contracts (JCT, NHF, TAC) and oversee contractor performance Monitor budgets, cashflow and KPI performance Coordinate Section 20 consultation notices Ensure health & safety and statutory compliance at all stages Manage project handovers, defects periods and final accounts Maintain proactive communication with residents and internal stakeholders Contribute to long-term investment planning Provide technical advice and mentor colleagues as required About You We re seeking a construction professional who can confidently lead a programme from mobilisation through to completion. We are recruiting a Senior Asset Stock Condition Surveyor to play a leading role in safeguarding and improving our Housing Revenue Account (HRA) housing stock for a local authority on a initial 3 month contract. About the Role As Senior Asset & Compliance Surveyor, you will be responsible for monitoring, assessing, and enforcing property- and asset-related regulatory standards across the Council s HRA housing portfolio. Your core responsibilities will include: Undertaking comprehensive stock condition surveys and inspections Identifying hazards and assessing risks in line with the Housing Health and Safety Rating System (HHSRS) Ensuring compliance with statutory housing standards, including Decent Homes Standard Assessing component lifecycle requirements and planning asset investment needs Leading project work relating to stock condition, regulatory compliance, and asset improvement Providing technical guidance and oversight to Area Surveyors, Repairs Surveyors, and wider asset management colleagues Supporting strategic asset planning to ensure long-term sustainability of the housing portfolio The ideal candidate will have the following skills and experience: Significant experience in housing asset management or property surveying Proven experience undertaking stock condition surveys and compliance inspections Strong working knowledge of HHSRS and Decent Homes requirements Experience assessing building components and lifecycle planning Ability to lead technical projects and provide professional advice Excellent analytical, reporting, and communication skills A relevant professional qualification (e.g., RICS, CIOB or equivalent experience) You will be proactive, solutions-focused, and comfortable working both independently and collaboratively across multidisciplinary teams.
