Junior / Assistant Property Manager - Residential Block Management Southgate, London N14 Salary: 28,000- 34,000 per annum, depending on experience, plus commission / performance-related earnings Job Type: Full-time, Permanent Cotleigh Property is an established residential block management company based in Southgate, North London. We manage a varied portfolio of residential blocks of flats across North London and the surrounding areas. We are looking for an Junior / Assistant Property Manager to join our growing team. This role would suit someone who already has experience within property, block management, lettings, estate agency, facilities management or a similar customer-facing environment, and who is looking to develop a career in residential block management. This is a varied role, involving regular contact with leaseholders, residents, directors of management companies, contractors and professional advisers. The successful candidate will need to be organised, professional, able to communicate clearly, and willing to learn the practical and legal aspects of managing residential blocks of flats. We do things slightly differently and reward people who are proactive. In addition to the basic salary, there will be the opportunity to earn additional commission and performance-related payments on certain areas of work, subject to company policy. Key duties will include: Assisting Property Managers with the day-to-day management of residential blocks. Liaising with leaseholders, residents, directors, contractors and suppliers. Arranging repairs and maintenance works and following matters through to completion. Assisting with site inspections and preparing follow-up actions. Helping with insurance claims, compliance matters and contractor instructions. Dealing with emails, telephone calls and general correspondence. Supporting the preparation of budgets, meeting information and management reports. Assisting with AGM and directors' meeting preparation where required. Maintaining accurate records and ensuring matters are properly progressed. Learning about leasehold management, service charges, compliance and major works processes. The ideal candidate will have: Strong written and verbal communication skills. A professional and calm manner when dealing with clients and residents. Good organisation and attention to detail. The ability to manage several matters at once. A practical, common-sense approach to problem solving. A willingness to learn and take responsibility. Previous property, lettings, estate agency, facilities management or block management experience would be helpful. A full UK driving licence would be useful, but is not essential. What we offer: Salary of 28,000- 34,000 per annum, depending on experience. Additional earning potential through commission / performance-related payments. About You We're looking for someone who already has experience managing residential blocks and enjoys building strong relationships with clients whilst taking ownership of their portfolio. You will ideally have: Previous experience as a Property Manager within residential block management. A good understanding of leasehold property management. Excellent communication and relationship-building skills. Strong organisational skills with the ability to prioritise a varied workload. A proactive and solutions-focused approach. Confidence managing contractors and professional advisers. Experience overseeing maintenance works and compliance matters. Exposure to Section 20 consultations and major works would be advantageous.
