Building Surveyor (Contract) Fraser Edwards is currently recruiting for an experienced Building Surveyor to join a busy housing maintenance team covering the South East London Area This is an excellent opportunity for an experienced surveying professional with a strong background in social housing maintenance to support the delivery of responsive repairs, planned maintenance and quality assurance across a diverse residential property portfolio. You will play a key role in ensuring repair works are completed to a high standard, identifying building defects, monitoring contractor performance and delivering excellent customer service. Key Responsibilities Carry out detailed property inspections across occupied and void residential properties relating to responsive repairs, planned maintenance and refurbishment works. Complete pre- and post-inspections to ensure works have been carried out in line with specifications, quality standards and contractual requirements. Diagnose a wide range of building defects including damp and mould, water ingress, structural movement, subsidence and general building failures, recommending appropriate remedial works. Produce comprehensive survey reports, technical specifications, schedules of work and recommendations for internal teams and contractors. Monitor the quality of works completed by contractors, ensuring compliance with health and safety legislation, building regulations and industry best practice. Inspect new-build properties during handover to identify defects and ensure a high standard of finish before occupation. Assess specialist installation works, including telecommunications and infrastructure improvements, ensuring quality standards and fire safety requirements are met. Work closely with repairs, maintenance and asset management teams to support the successful delivery of housing maintenance programmes. Liaise with residents, contractors, consultants and internal stakeholders, providing professional technical advice and regular updates throughout the surveying process. Assist with stock condition surveys, validate property data and contribute towards future maintenance planning. Support continuous service improvement by helping to achieve performance targets, quality standards and high levels of customer satisfaction. Respond to property-related enquiries and complaints professionally, ensuring issues are investigated and resolved efficiently. Provide technical support across the surveying team and assist with additional responsibilities where required. Candidate Requirements Previous experience working as a Building Surveyor within the social housing, housing association or local authority sector. Strong knowledge of responsive repairs, planned maintenance and property maintenance programmes. Excellent understanding of residential construction, building pathology and defect diagnosis. Experience carrying out condition surveys, post-inspections and preparing technical reports and specifications. Good understanding of contractor management and quality assurance processes. Thorough knowledge of current Health & Safety legislation, Building Regulations and housing maintenance best practice. Relevant qualification in Building Surveying or a related construction discipline, or equivalent industry experience. Excellent communication and report-writing skills with the ability to build strong working relationships with residents, contractors and colleagues. Ability to prioritise workloads and manage multiple inspections across a busy housing portfolio. Full UK Driving Licence is desirable. The successful candidate will also support project work, system upgrades, and contribute to the development of the electrical team. Duties: Carry out routine and reactive electrical maintenance in communal areas of residential and commercial properties.
