Your key responsibilities will include: Service Procurement: Sourcing and managing high-quality soft services, including cleaning, security, and landscaping, to maintain the premium standards of the developments. Technical Oversight: Managing mechanical and engineering (M&E) services, ensuring all plant, machinery, and utilities are functioning correctly and maintained through regular service contracts. Compliance Leadership: Taking direct responsibility for Health and Safety and Fire Safety compliance within the buildings, ensuring all risk assessments are up to date and recommendations are implemented swiftly. Contractor Management: Vetting and overseeing external contractors to ensure works are completed on time, within budget, and to the required quality. Site Inspections: Carrying out regular and rigorous site visits to identify maintenance requirements and ensure that the blocks are being managed to the highest possible standard. Financial Accountability: Managing service charge budgets and ensuring that all expenditure is recorded accurately and provides value for money for the stakeholders. About The Contractor: They are a Tier 1 Main Contractor with a proven track record of successfully delivering high-profile construction projects across the UK & Europe. They're committed to excellence, innovation, and customer satisfaction which has now led to additional growth. Overview: As a Quantity Surveyor, you will be a vital member of the project team, responsible for managing aspects of the commercial and contractual activities on the assigned sections of the project. Your expertise will play a crucial role in ensuring the project's financial success and delivering it to the highest standards of quality, within budget and on schedule. The role will be a split of working in the office in Birmingham, on site & from home. Responsibilities: Cost and price estimation Negotiation and presentation of contracts (for clients and subcontractors), respectively tender documents Building contract scrutiny and terms of contract analysis Quantities measurements, project cash flow prediction Conducting comprehensive cost estimation and preparing accurate cost plans Managing subcontractor procurement, negotiation, and agreement of terms Monitoring project costs and variations, providing proactive cost advice and control measures Ensuring compliance with contractual obligations and risk management Requirements: Proven experience as a Quantity Surveyor in the construction industry. Relevant qualifications in Quantity Surveying or a related field. Experience with projects in the Industrial, Warehouse or Shed environments would be an advantage. Ideally you will also have experience in residential/social housing properties. We are looking for a keen self-starter, with a focus on quality and in particular an excellent problem solver. As a company they carry out planned and reactive maintenance works, along with building projects and property refurbishments. Key Responsibilities Carry out responsive repairs across social housing properties. Complete plumbing repairs, including taps, toilets, leaks and waste pipes. Undertake basic carpentry repairs to doors, locks, handles, skirting and other timber fixtures. Diagnose faults and ensure repairs are completed to a high standard.
