You will need the ability to plan, prioritise and manage your own workload to achieve deadlines. You will have the ability to effectively use hand-held electronic devices. Core duties will include: Carry out detailed Stock Condition Surveys and investigations of stock to support effective investment planning / maintenance To be responsible for investigations/surveys to determine appropriate remedies to building defects and repair issues. To develop specifications and programmes of work across all repairs and maintenance areas. To procure small packages of works To manage effective delivery of contracts and programmes of work as Project Manager/Contract Administrator. To ensure and advise on compliance with relevant building related regulations, i.e. Building Regs, DDA, Party Wall Act, CDM, asbestos, fire regs etc. To undertake such duties as are reasonably commensurate with the level of the post, including supporting all operational areas within property services team. The successful candidate is required to be; Monitoring of budget against programme and financial key performance indicators. Understanding of the principles and application of health & safety regulations. The Repairs Manager will lead a team of surveyors dealing with damp and mould repairs, proactively delivering a high level of service delivery. Duties will include Providing effective contract management to ensure outsourced services deliver a high-quality Managing the contractor s delivery of D&M solutions. Liaise with contractors to agree works, address orders, and ensure quality through pre/post work inspections Working closely with the Admin team to manage live jobs, arranging workflows with repair partners and keeping customers fully updated. Leading the surveyors in accurately diagnosing, and management of technical D&M solutions whilst considering all repairs needed. Being the point of escalation on reports outlining structural and/or repair-based solutions to treat D&M. Managing the damp and mould budget team budget plan and compile budget/KPI reports as required. Leading on disrepair claims related to damp and mould ensuring the legal team have the right information within the relevant timescales and repairs are completed as required. We are looking for a strong Operational Manager with a wealth of social housing experience who has Significant experience in property related Property Management such as damp and mould, responsive and/or planned maintenance. The successful applicant will be responsible for ensuring a high-quality maintenance service including kitchen and bathrooms refurbishments, windows and door replacements and damp & mould etc. Responsibilities: Undertake property condition surveys, Asbestos Surveys and Health & Safety inspections of properties and premises for the purpose of maintaining and improving properties Ensure that Property Services databases are correctly maintained Prepare details, schedules of work, programmes, specifications and tender documentation and advertisements as necessary Project management and oversight of contract works relating to programmed maintenance and improvements. This role will be pivotal in delivering good quality, affordable, and safe homes, responsible for overseeing the delivery of aids and adaptations, planned and reactive maintenance, and retrofit works across the property portfolio. Duties will include: Managing planned, decarb, and void works, ensuring delivery is timely, high-quality, and aligned with statutory and manufacturer requirements Overseeing ordered works (planned, reactive and suitable for voids) ensuring we deliver within time, to a high standard via a planned programme of works and pre and post inspections. Taking a lead to administer Physical Adaption Grant (PAG) works Supporting the implementation of the decarbonisation and asset management strategy, working closely with contractors and internal team Delivering quick and efficient PAG works, quickly where required to support void lets. Carrying out site inspections, surveys, measurements correctly Engaging with external contractors to procure and manage works.
