Senior Property Manager Mon to Fri 9.15am-5.30pm Birmingham B76 £45k £50k Birmingham based Senior Property Manager required to manage an allocated portfolio of residential and mixed-use developments and to ensure the compliance with statutory obligations, lease provisions and Group policies, while delivering a high standard of customer service and financial control. Duties will include preparing reports for the Board, including Major Works, Property Inspections, Health & Safety reports and schedules of information, identifying and managing risks and liabilities, maintaining strong landlord and tenant relationships, attending residents meetings as required, managing site staff (e.g. caretakers, porters), overseeing insurance claims, undertaking routine property inspections, managing reactive and planned maintenance to ensure compliance with repairing obligations, managing contractors, preparing and issuing Section 20 Consultation notices (subject to solicitor approval), ensuring Health and Safety compliance across the portfolio, preparing service charge budgets, and assisting in the preparation of year-end accounts. The ideal candidate must have a minimum 2 years direct experience, sound working knowledge of Landlord and Tenant legislation, Health & Safety legislation, and industry best practice (including RICS and TPI Guidance), excellent verbal and written , communication skills, strong organisational and time management abilities, degree-level education (minimum A-level grades A-C), ATPI, MTPI, FTIPI or AssocRICS qualification, proficient IT skills, and be a strong team player with a commitment to delivering high service standards. Knowledge of HORIZON / QUBE property management systems would be highly desirable!
