Caralex Recruitment Limited has been asked to recruit a Utilities Coordinator for a well-respected construction company based in Berkshire. The role will entail being the point of contact for all utility matters, from initial telephone calls regarding disconnections and new connections, managing new and existing relationships with various utility providers, monitoring progress made and ensuring design & working drawings are efficiently managed and organised. You will have previously worked in a role that links utilities and construction, such as working for a utilities provider in a Technical Coordinator role or within a new connections department, or working directly for a construction company liaising with utilities companies, or for a utilities design consultancy. The use of AutoCAD for basic design for supply lines would be advantageous, but training will be provided on this as necessary. The role will suit someone process driven, who is logical and able to prioritise their work in the right order to make progress.

You will have worked in new homes sales previously, either directly for a housebuilder / residential developer, or for an estate agency with a new homes department. Candidates must be self-motivated, proactive, personable, and confident when dealing with customers, with a strong willingness and ability to sell. The role will involve meeting and advising prospective customers, contributing to the marketing and presentation of the development, and managing sales progression.

Caralex Recruitment Limited have been asked to recruit a Land Buyer for a property development company that covers Kent and the surrounding counties. The role will entail supporting and working closely with Land and Development Managers as they appraise and manage potential new sites for acquisition, and to also identify further new sites yourself for the company to consider as future residential development projects. This will include: - general assistance and administration in preparation of land bids. - visiting potential sites and attending land meetings and reporting on these as required. - assisting with legal & planning matters and liaising with external consultants (such as solicitors, planning consultants, architects) and other internal departments and staff. You will be a confident IT user, have good written and communication skills, with strong attention to detail. You will hold a degree in Real Estate / Land Management / Land & Property / Planning / Urban Planning, and a valid driving licence. After graduating, you will have preferably worked in a land, planning or development role with a housebuilder / residential developer, housing association or similar property related business that buys land to develop new build homes.

Caralex Recruitment Limited have been asked to recruit a Town Planner for a well-regarded residential developer based in Surrey. The role will be to work closely with the land team on sites they are reviewing as possible development sites to buy. The work will then continue advising the land team as the land is bought, through to obtaining planning consent, attending meetings such as public consultations, proposals and appeals, with planning consultants, councils etc. You will ideally have experience of working in a Town Planning role with a residential developer and keen for a new challenge on more interesting projects, or a Planning Consultant that advises residential development clients, or a Planning Officer with a council, with a minimum of 2 years' post-graduation experience with a degree in Town Planning or related discipline.

The role will entail running several housing sites commercially and reporting accurately to a Commercial Director. The day to day work will include: - writing reports and preparing documents such as contracts, budgets and plans. - feasibility studies. - cost control, estimation, planning and forecasting. - cost benefit analysis. - dispute resolution. - valuations and value engineering. - providing information to the other departments as necessary. You will ideally hold a degree in Quantity Surveying or Commercial Management and have previously worked as a housebuilding Quantity Surveyor or as an Assistant Quantity Surveyor looking to take a step up.

The role will be to source appropriate sites to buy that meets the Company s criteria. They have a well-established network and supply of potential sites, so the role is more to process these and appraise them rather than to find off-market sites and to introduce new agents. A RICS or Quantity Surveying qualification would be well-suited to the analytical side of the role. You will ideally be a Land Manager with a residential developer and ready to move to a company that allows you to look at large projects, and has the budget and appetite to support buying them. You will be keen to network and work with existing and new contacts to bring land to the business.

The role will entail running sites with the support of a trainee Quantity Surveyor whilst reporting to the Commercial Manager. The day-to-day work will include: - writing reports and preparing documents such as contracts, budgets and plans. - feasibility studies. - cost control, estimation, planning and forecasting. - cost benefit analysis. - dispute resolution. - valuations and value engineering. - providing information to Materials Buyers, the Technical & Sales teams etc as necessary. You will ideally hold a degree in Quantity Surveying or Commercial Management and have previously worked as a housebuilding Quantity Surveyor and now ready to step up to Senior level, or already be a Senior QS and ready for a new challenge.

They are looking to recruit a Temporary Works Design Engineer for their Kent office. Candidates will ideally have at least 2 years of good hands-on structural engineering design experience and be able to advise and guide more junior engineers, check their work and also liaise with clients to provide the information needed.
