We currently have an exciting opportunity for a Maintenance Surveyor to join our Building Services team. The role will cover Bedford and surrounding areas. What you will be doing: * Delivering a comprehensive, good quality responsive repairs and maintenance service to our customers. * A full range of technical duties including surveying, specifying and managing repair works. * Ensuring that Contractors provide a quality and cost-effective service. We’d love to meet someone with: * A good understanding of construction, maintenance and social housing. * An ONC/HNC/NVQ Level 3 qualification (or equivalent) in a relevant discipline, or the equivalent experience. * Knowledge of health and safety legislation. * A good understanding of the Schedule of Rates. * Excellent communication skills and a drive to deliver exceptional customer service. * The ability to plan your own workload as this post requires you to work from home or on your patch for much of the working week. Due to the nature of the role, you must hold a full UK driving licence. We are currently looking for a Clerk of Works to specialise in undertaking all End of Defect Inspections, coordinating and monitoring progress. You will be responsible for following up contractors and ensuring all works are completed to a satisfactory standard. What you will be doing: * To specialise in undertaking all End of Defect Inspections, coordinating and monitoring progress. Follow up Contractors and ensure all works are completed to a satisfactory standard. Liaise with customers and advise EA / DM once work is completed. * To support COW colleagues when required in undertaking quality Inspections of workmanship, (mainly snagging & back snagging), material and design compliance on site. * Undertaking design and specification assessments and advice of any matters not in accordance with bpha’s requirements or good building practice. * Completing all End of Defect Inspections on time, store findings on the job file against the property, & other systems and monitor progress on each property to ensure works are completed in due time. * Assist with the investigation of Complaints made by customers. * Providing Technical Support during and after the DLP Period to other members of the Aftercare Team. We’d love to meet someone with: * Excellent Customer Care Skills * Ability to demonstrate sound construction technical knowledge. * New Build Construction Experience * Good understanding of Building Regulations, NHBC Standards or equivalent and good building practices. * Ability to work with Word, Excel and Tablets/SurfacePro. * Methodical and good organisational skills. * Ability to be flexible in the working environment and open to change. As an organisation, we are moving our repairs service in house and we are looking for an Operational Mobilisation Manager to support this change. The main purpose of this role is to develop and implement good operational controls, systems, policies, procedures and record keeping during the mobilisation of the In-House Maintenance Services, mitigating and controlling operational risk and enabling the delivery of a safe, right first time, quality focused, customer centric service. What you will be doing: * Ensuring that the mobilisation plan is kept updated and delivery is in line with the expected milestones * Developing a service which understands the needs of our customers and delivers positive outcomes for them * Recruiting a highly motivated, empowered and engaged team that work together to positively contribute towards delivering the vision and mission of the service * Creating and implementing insightful operational reporting that enables IHMS to be service and data aware and allows continuous improvement * Developing an approved products list that ensures that the operational team have all the right PPE, tools, equipment and materials * Working collaboratively across the organisation to encourage cross functional engagement We’d love to meet someone with: * Experience of working within an operational management position within property maintenance or similar * An HNC, HND, CIOB, degree or equivalent along with CSCS / SMSTS or equivalent * Highly developed problem solving and report writing skills * Excellent IT and data analysis skills * Strong communication skills with the ability to liaise effectively at all levels * A commitment to excellence in customer service * Good all round construction knowledge * Good knowledge of NHF schedule of rates and other cost recovery methods * Good knowledge of construction health and safety, best practice and safe methods of working * Experience of operating within tight budgetary constraints and providing creative solutions * Experience of using data analysis to effective positive change and of making strategic managerial decisions * Good knowledge of HR practice and legislation would be advantageous as would experience of public sector procurement Amongst what we offer you is: * A competitive salary of circa £68,000 * 28 days holiday PLUS Bank Holidays * A generous contributory pension scheme * Private health care * Free life assurance * Access to an extensive suite of wellbeing services and tools including a digital gym * Opportunities for learning and development * Discounted gym membership * Retail discount scheme Please note the successful candidate will need to complete a basic DBS application.
