Our client is a large property services company based in North Wales. They established themselves in the 1970's and operate over several counties and manage over 5000 homes. Due to an influx in work they are now looking to recruit a Plumbing and heating engineer in the North Wales area. The key responsibilities * To work efficiently and effectively as part of our Plumbing and Heating Department carrying plumbing and gas works in the following area: - Planned Kitchen & Bathroom Upgrade Programme, Heating Upgrade Programme, Gas Servicing Programme, Responsive & Emergency Repairs. * To ensure that a high standard of work is carried out without exception. * To offer resident focused support utilising their core values of ‘Trust, Hope and Kindness’ * To support fellow operatives with either technical knowledge, guidance, and physical support. * To ensure all plumbing and gas work is carried out and completed to both a safe and high standard. Along with all required certifications. * To help support/mentor/train/guide operatives that are under your supervision and control, in carrying out works to both a high standard and adequate gas safety What they are looking for * An enthusiastic, well organised individual who has the ability to listen and communicate proactively, whilst focusing on customer needs and satisfaction. * A person who can manage their own workload and the workload of others, as well as be able to prioritise jobs accordingly. * Someone who can carry out all work to an excellent standard, comply with Gas Safe regulations, current building regulations & most importantly be able to think on their feet/outside the box. * You will have experience of working within the housing repair and maintenance sector. * You will have an understanding of Health and Safety issues related to working within occupied domestic properties. Requirements for the role: * You will hold a clean full driving licence. * Recognised Trade Qualification * ACS including LPG = CONGLP 1 (Desirable) * NVQ level 2 or equivalent * Central Heating = CEN 1 * Fires = HTR 1 * Cookers = CKR 1 * Core safety = CCN 1, CPA1, NVQ / City and Guilds * Energy Efficiency, * Have good IT skills and competency. Training will be provided on Group specific IT systems. * Have the ability to complete Gas test certificates electronically. Key Responsibilities – • Manage site as agreed with the Technical Director from design stage to post completion, in line with delivery programme. • Comply with and all current BMS procedures. • Coordinate information from Consultants, Subcontractors and Site team via collaborative web based documentation file sharing web site (4 Projects). • Undertake key aspects of the Principle Designer role as defined within the Construction Design & Management Regulation 2015. • Manage and collate information Planning, Building Control, BREEAM, CODE Building for life, HQI, NHBC and SBD information / requirements. • Co-ordinate delivery of surveys & reports required for the development and manage associated requirements from design to completion. • Manage and oversee design coordination of the Mechanical and Electrical design and installation. • Co-ordinate consultants to deliver the civil engineering designs including legal plans. • Undertaking value engineering assessments and ensure buildability. • Co-ordinate submission of designs and securing technical approvals for agreements such as S104, S38 and S278. • Following technical approval being granted, managing timely completion of legal agreements. • Co-ordinate utility designs and initial mains laying onto site, ensuring legal agreements completed in timely manner. • Where applicable obtaining Management Company quotations, reviewing, comparing and providing the Technical Director with recommendation for appointments. • Assist in production of Sales brochure, legal and sales handover meetings. • Provide information for Housing Association contracts and attendance of progress meetings, • Co-ordinate consultants to deliver the house type working drawing packs and liaise with key suppliers to provide ancillary drawing information for tender, construction and sales packs. • Co-ordinate the accuracy of information supplied by all departments to ensure no discrepancies. • Submission of all information to NHBC and obtaining approval of same, obtaining SAP Assessments together with PEA’ and EPC’s, Secured by Design Approval and Robust Standard Details. • Obtaining and collating all ancillary specialist drawings including hot water supply, heating, kitchen, stair, lintels, p.c. ground floors, and precast upper floors. • Attending and chairing Pre-Start Meetings and briefing all departments on matters related to the engineering and working drawings. • Co-ordinate information and liaise with architects, civil and structural engineers and landscape architects, ensuring consistency between various designs. • Assist the Land & Development teams with advice during the land acquisition stage and assist in the information to discharge of planning conditions. • Prepare all drawings and documents for Pre-Start Meetings & handover packs. • Prepare and chairing Design team meetings. • Producing request for information in line with the procurement schedule and program as ensure deadlines are achieved. • To monitor and report technical & development fees including S106 obligations. • Resolve all technical related queries including conducting site visits as required. You will be required to Fit kitchens and carry out all aspects of the kitchen fitting, from rip out to finishing. You will also carry out the following work: * Plumbing – hot and cold feeds to taps, waste pipe, sink. Heating engineer drains down boiler then isolates radiators and refills system but multis relocate radiators, if necessary * Floor laying – screeding the floor and fitting vinyl flooring * Joinery – fit the kitchen, including base units, wall units, worktops, panels, plinths. Occasionally stud and board old doorways to give more kitchen space * Tiling – wall tiling, refix electrical sockets after removing oozi boxes * Plastering – bond out chases and make good including skim if necessary, board and skim walls and ceilings only if necessary A van and fuel card will be provided.
