Title: Quantity Surveyor Location: Bristol Salary: Flexible, Day rate. Sector: New build Housing Start Date: ASAP The Company: Our client is a successful UK residential contractor with an established reputation within the South Wales and South West markets and beyond. Typical projects are mid to high volume residential developments of low rise housing as well as apartments. Quantity Surveyor - The Role: A fantastic opportunity for an experienced Quantity Surveyor to join the regional commercial teamn for 6 months. You will be responsible for assisting with the day to day commercial aspects of a new build residential project consisting of 150 units to close the project. This position will report to a Managing QS and be based on site. Typical duties & responsibilities: * To ensure optimum commercial return is achieved for the project. * Prepare the cost / value reconciliation reports accurately * Take offs/measuring will be required as well as CVR's * Prepare and agree interim valuations at the agreed dates to gain the best commercial advantage for the company. * Agree final accounts with subcontractors to maximise project margins. * Ensure sub contract orders are prepared in accordance with company procedure with reference to the date given on the procurement schedules and / or in accordance with the contract programme having achieved the appropriate approvals. * Maintain control of sub contractor`s accounts and minimise the cost of any variations. * Manage subcontracts in terms of valuation and correspondence. * To carry out duties as quantity surveyor on projects as instructed. * To ensure optimum commercial return is achieved for the project in their control. * Prepare or assist with cost / value reconciliation reports on a monthly basis accurately reporting the forecast final financial position of the project. * Prepare turnover cash flow forecasts as directed by line manager at the commencement of all projects, updating as required and recording actual valuation achieved against forecast. Title: Project/Contracts Manager Location: Bristol Salary: £50,000 to £60,000 + package Sector: Interior fitout and refurb Start Date: Immediate / ASAP The Company: Our client is a successful, well known and fast growing main contractor based in Bristol, specialising in a variety of fitout and refurbishment projects across Commercial office, Retail and Industrial sectors. Projects are currently between £1m - £7m in value and the contractor has worked on some of the flag ship offices in bristol for Bluechip companies. Contracts Manager - The Role: A fantastic opportunity for an experienced Prpoject/Contracts Manager to join the team based from the Bristol office but roaming across projects (typically 1-3 at any one time) You will be responsible for leading the overall delivery of contracts via site based Site Managers and supported by the commercial team. The role will report to an Operations Manager. Contracts Manager - The Person * You will have a solid and steady permanent career experience with main contractors * Demonstrable experience of delivering refurb and fitout projects of at least £1.5m * Experience in office fitout and ideally commercial/industrial/retail * Experience delivering contracts between as number 1 * Proven experience in managing site based teams on multiple simultaneous projects at once * Innovative - ability to identify better ways of doing things * High calibre individual who is committed to quality and programme * A track record of delivering projects across multi-sectors including * A good team player, someone who wants to be part of a growing business to achieve common goals. * Commutable within the Bristol + 1 hour region. Title: Contracts Manager Location: Bristol Salary: £65,000 to £75,000 + package (neg based on experience) Sector: Residential developments Start Date: March (flexible) The Company: Our client is a successful and exciting residential developer and builder within the Residential sector working on a range of new build, refurbishment and conversion of space projects including landmark projects across the south West. Contracts Manager - The Role: A fantastic opportunity for an experienced Contracts Manager or existing Construction/Operations Manager to join the team based from the Exeter office. You will be responsible for leading the day to day design and build management aspects of Residential projects (typically 3-5 at once). The role will oversee site based teams and report to a Regional Construction Director. Each project will be different and quality focused (not volume house building). Contracts Manager - The Person * You will have solid experience with either a national or regional house builder or residential main contractor * Demonstrable experience of delivering residential projects within budget and programme * Proven experience in managing site based teams on multiple simultaneous projects at once * Innovative - ability to identify better ways of doing things * High calibre individual who is committed to quality and programme * A track record of delivering projects across multi-sectors including * A good team player, someone who wants to be part of a growing business to achieve common goals. * The ability to manage multiple projects over £2m * PC Literate * Good level of commercial awareness * Excellent problem-solving skills * Excellent communication, presentation, management and negotiation skills * Experience with all trades – groundworks, steelworks, electrical, mechanical, carpenters, general trades. * Ability to interpret drawings and identify any issues or problems with design. * Experience with construction programmes with the ability to monitor and assess site progress * Experience with effective delivery of residential housing and apartments * Clean driving license. * Good organisational skills. * Self-motivated, driven and a team player.
