Job role: Commercial Manager Job type: Permanent / full time Location: Lancashire Salary: Negotiable dependant on experience + company benefits A reputable house builder seeks to appoint a Commercial Manager to join their regional offices based in Lancashire. The company are going from strength to strength and are now in a position to appoint an experienced Commercial Manager to help support the commercial team. Reporting to the Commercial Director you will be responsible for managing, developing and supporting all commercial activities (surveying and buying). Duties and responsibilities will include: " Responsible for overseeing all Commercial functions ensuring that all Group Commercial policies and procedures are adhered to within the division; " Produce Commercial reports for inclusion within Land Appraisals; " Manage overall procurement process and authorise orders in accordance with Group policy and procedures to facilitate each developments critical path. " Produce site start Budgets and carry out overview checks on key indicators before presenting to Commercial and Finance Directors; " Complete monthly valuations and present to Commercial and Finance Directors; " Value engineer and appraise alternative methods of construction to increase value added to the company. Job role: Development Engineer Jon Type: Faull time/ Permanent Location: Warrington Package: Salary (dependent on experience), car allowance, enhanced pension, healthcare My client are a busy house builder who seek to appoint an experienced Development Engineer to join their team based in Warrington. The company develop new build properties ranging from 2 and 5 bed homes. Reporting to Development Manager you will be working within a small team for an established North West house builder and will be responsible for the provision of engineering & technical support to a variety of developments throughout the design and construction process. Key Responsibilities " Commission site surveys and reports from external consultants and the design team " Attend and contribute to design team, engineering, pre-start and site progress meetings as required for each development. " Review and check design solutions for road and sewers, foundations, drainage and proposed levels etc. for technical approval submissions and procurement packages. " Ensure all design solutions are the most cost effective and practical and comply with planning, building regulations and NHBC/LABC standards. " Identify, procure and co-ordinate services/utilities removal/diversion/provision requirements from initial feasibility to order placement/initial call-off including provision of the site services pack at the pre-start hand-over meeting. " Co-ordinate remediation strategy and MMP approvals, EHO and NHBC/LABC conditions sign-offs and validation/verification reports. " Co-ordinate and manage all aspects of NHBC/LABC building control and warranty provision, and monitor compliance/discharge for CML deadlines. " Collate and issue tender, construction and pre-start drawing packages to the required timescales for the programmed start on site. " Secure technical approval for S38/278 roads and S104 sewers adoptions where required and co-ordinate the bonds through to adoption including POS adoption/transfers and the handover of management companies where necessary. " Arranging inspections with the relevant authorities and subcontractors to progress adoptions as required. " Ensure legal title checks and estate boundary approval/deed plans are completed in time and setting out information/drawings for each plot are available, performing on-site checks (use of total-station theodolite and levelling equipment is an advantage) as required for each development. " Undertake regular site visits and check that the works carried out comply with the drawings, specifications and are to the required standards and that any testing or validation criteria has been satisfied. The ideal candidate will have experience gained within a similar environment together with relevant academic and/or professional qualifications. You will be highly organised and familiar with co-ordinating multiple developments simultaneously. Good communication, proficiency with IT (AutoCad LT essential) and attention to detail are skills you will possess. As a result of expansion and new developments, they are currently looking to recruit experienced Housebuilding Site Managers to work with them on a permanent basis. As a Site Manager, you will well established and confident in a standalone role. You will be responsible for: Assisting the Contracts Manager with pre-start details Reporting to the Project / Contracts Manager on the progress against the programme Maintenance of company required Health & Safety procedures / initiatives including PPE, Site Inductions, Management of Method Statements/Risk Assessments, Work Permits, Scaffold/Lifting equipment inspections Adherence to the Company quality standards including Management of defects, compliance with specification, compliance with materials / workmanship schedules, subcontractor code of conduct, considerate Constructors Scheme Coordination / Leadership of the site team Assisting with the preparation of the Health and Safety file Maintaining and update Construction Phase Health & Safety plan as works proceed Liaising with the client, consultants, contract administrator, head office etc To be responsible for the opening and closing of the site facilities Management of site facilities; welfare, toilets, offices, compound area etc. To assist in the management of project specific preliminaries Co-ordinating the Sub-Contractors as appropriate Preparation / assistance with the site progress reports Safe storage and co-ordination of materials To be responsible for the accurate / timely completion of site based documentation Attendance at project and company related meetingsThis is an exciting opportunity for an experienced Housebuilding Site Manager, who has a proven track record working within the Housebuilding sector.
