Our belief in people and what they can achieve. Your role at Orbit. We are recruiting a New Homes Sales Manager to join Orbit Homes in the South East of England. With an established track record delivering over 10,000 homes to date and ambition to build a further 6,500 new homes before 2025, Orbit is one of the country’s major housing developers. Orbit has both the funding and ambition to significantly grow our market sales and shared ownership numbers in the South East of England, building significant communities in high demand areas. You’ll be part of a highly effective regional team driving sales and customer satisfaction with the ability to influence direction and decision making as part of a people focussed, positive and engaging culture. As the Sales Manager you’ll enjoy a role delivering maximum value for your developments, developing and engaging your teams and creating strategic direction for upcoming developments in your area. The Sales Manager will ensure a consistent approach and set up of all on site sales services, offices, show homes and have key involvement in marketing collateral to monitor, meet and achieve all agreed targets. You will also promote the Orbit Homes brand working alongside the internal marketing team across all tenures to maximise exposure in the market. You and your team will be responsible for advertising and marketing Orbits developments, manage sales leads and deliver a comprehensive and customer focussed sales service to achieve sales at the appropriate price. You will partner with the site construction teams to ensure the timely delivery of properties in achieving target legal completion dates and in ensuring that all site sales offices and show homes fit for onsite presentations and viewings. You’ll regularly attend site to ensure a full understanding of the developments, sales issues and performance and re-evaluate the strategy for sites behind sales targets. We are recruiting an interim Contracts Manager to manage the procurement of contracts to deliver development schemes in the South East of England. As the Contracts Manager you will ensure that designs, specification and contracts are in accordance with the groups design brief and standing orders and that developments are delivered on time, within budget and to the highest standard of quality. As the Contracts Manager you will manage tender processes and negotiate building contracts, manage financial and technical administration relating to schemes under construction and distribute management information to internal teams. You will regularly monitor quality, cost and progress on site to ensure compliance with the standards set by the group and ensure that completed dwellings are handed over to internal teams with all relevant documentation. You will appraise the performance of consultants and contractors and conduct project reviews on completion of each scheme. The package includes a competitive basic salary plus car allowance, group bonus, private medical insurance, 27 days holiday plus 9 bank holidays, contributory pension scheme and much more. About you You will be an experienced contracts/project manager, surveyor, employer’s agent or site manager with experience of building contracts and their administration on new build housing developments. You will have knowledge and experience of building technologies, quality control procedures and best practice with the ability to hold consultants and contractors to account and resolve issues effectively. It is hoped that you will be a member of RICS, CIOB or RIBA with knowledge of JCT contracts and development agreements. Why apply? We are recruiting a permanent Senior Quantity Surveyor or our commercial team in the Midlands. We have a good number of developments in progress, numerous sites due to commence and a strong landbank for direct build and other contracted schemes. As the Senior Quantity Surveyor, you will form part of the divisional commercial team and ultimately be responsible for the control and management of all development costs from the original budget to final accounts and development completion. You will control the procurement and management of the supply chain to minimise development costs ensuring value for money and cost effective, quality and timely construction. You will be involved in a wide range of activities and be able to contribute towards best practice and continuous improvement initiatives. You will produce project cash flows, evaluate and agree sub-contract orders and variations, use the company’s payment systems and carry out monthly cost value reconciliations and attend regular development meetings. About you Our Senior Quantity Surveyor will have a strong commercial background in the residential or house building sector with a good technical knowledge of housing development. You’ll demonstrate a good understanding of contract law and administration and have experience within supply chain procurement, contract variations, negotiations and claims.
