Asset Appraisal Surveyor Location: North West London Contract: 3-Month Ongoing Contract Hours: Full Time Working Pattern: Office & On-Site (No Remote Working) Compliance: Standard DBS Required About the RoleWe are currently recruiting for an experienced Asset Appraisal Surveyor to join a busy local authority in North West London. This is an excellent opportunity for a qualified Building Surveyor to play a key role in assessing and appraising a diverse property portfolio. You will undertake surveys, provide technical advice, and support strategic decisions relating to asset management, maintenance, investment, and property improvements. Working closely with internal teams and external stakeholders, you will ensure that assets are maintained to a high standard while delivering value for money and supporting the organisation's long-term property strategy. Key Responsibilities Carry out asset appraisals and condition surveys across a varied property portfolio. Assess the condition, performance, and lifecycle of buildings and identify maintenance requirements. Prepare detailed survey reports with recommendations for repairs, refurbishment, or disposal. Provide professional building surveying advice to support asset management decisions. Support planned maintenance and capital investment programmes. Ensure compliance with current building regulations, health and safety legislation, and statutory requirements. Manage and monitor external contractors and consultants where required. Maintain accurate property and asset records. Work collaboratively with colleagues to deliver projects on time and within budget. About You: Degree or HND in Building Surveying or an equivalent qualification. Experience carrying out building condition surveys and asset appraisals. Strong knowledge of building construction, defects, and maintenance practices. Experience working within property, asset management, or building surveying. Good understanding of relevant legislation, building regulations, and health and safety requirements. Excellent report writing and communication skills. Ability to manage a varied workload and work independently. Experience working within a local authority or public sector environment is desirable. Fire Safety Surveyor - South East London 375 per day (Umbrella) 3-Month Ongoing Contract 36 Hours per Week The Opportunity A local authority is looking to appoint four experienced Fire Safety Surveyors to support the delivery of fire safety compliance across a diverse residential property portfolio. This is an excellent opportunity for a qualified Fire Risk Assessor with experience undertaking and reviewing Fire Risk Assessments (FRAs), identifying fire safety risks, and ensuring compliance with current fire safety legislation. You'll play a key role in maintaining safe environments for residents while supporting a high-profile building safety programme. What You'll Be Doing Undertaking and reviewing Fire Risk Assessments (FRAs) across residential and mixed-use properties Carrying out fire safety inspections and compliance audits Identifying fire safety risks and recommending appropriate remedial actions Prioritising risks and supporting fire safety improvement programmes Producing clear, accurate, and evidence-based fire safety reports Providing technical advice to internal teams, contractors, and stakeholders What We're Looking For Recognised Fire Risk Assessment qualification (Level 3, Level 4, or equivalent) Proven experience undertaking Fire Risk Assessments within residential, commercial, or public sector buildings Strong knowledge of the Regulatory Reform (Fire Safety) Order 2005, Fire Safety Act 2021, and Building Safety Act 2022 Experience producing detailed FRA reports and prioritising fire safety actions Excellent report writing, communication, and stakeholder management skills Knowledge of passive fire protection, compartmentation, or higher-risk residential buildings is advantageous

Special Projects Contract Manager Location: South East London Contract: 3-Month Ongoing Contract (Potential to Extend to 12 Months) Rate: 450 per day Umbrella Key Responsibilities Contract & Project Management Manage safety-critical contracts delivering investigative works across a large residential portfolio. Oversee specialist surveys and inspections, including: Fire Risk Appraisals of External Walls (FRAEW) Spandrel panel investigations Render and fa ade assessments Fire Risk Assessments (FRA) Monitor contractor performance against agreed KPIs, milestones, and service standards. Ensure compliance with PAS 9980, building safety legislation, and internal governance requirements. Procurement & Commercial Management Lead procurement exercises for new exploratory and investigative works contracts. Develop procurement documentation, specifications, scopes of work, and gateway approvals. Manage tender processes, evaluations, contract awards, and mobilisation activities. Maintain strong commercial oversight, ensuring value for money and effective contract delivery. Performance & Financial Management Manage budgets associated with investigative and enabling works programmes. Monitor costs, forecasts, and financial performance. Coordinate technical submissions and supporting evidence. Ensure compliance with funding requirements, reporting obligations, and programme governance. Essential Skills & Experience To be successful in this role, you will have: Significant contract management experience within construction, housing, property services, or building safety environments. Strong knowledge of external wall systems, cladding investigations, and fire safety regulations. Experience managing complex, high-risk projects and programmes. Proven procurement and contract mobilisation experience. Knowledge of remediation funding schemes, including the Cladding Safety Scheme (CSS) and Building Safety Fund. Strong commercial acumen and contract management expertise. Experience working with legal teams on contractual disputes, claims, or recovery actions. Excellent stakeholder management, communication, and negotiation skills. Ability to operate effectively within a complex public sector or regulated environment.
