As our Pre-Construction Design Coordinator you will support the generation of profitable tenders for authorisation and submission, in order to maximise the order pipeline and its conversion into market share, revenue and operating profit within the business unit. You will manage the process of designing the solution(s) for the project in order to meet or exceed customers' requirements. You will assist identify contractual, financial, technical and operational risks and to find opportunities for value engineering, in order to minimise risk and maximise gross profit on contracts. You will support the fulfilment of the pipeline of contracts safely, on time, and to the required quality while maximising gross profit and customers' satisfaction. Lead the town planning process, taking a site from allocation / outline decision to full planning application. You will be responsible for liaising with the planning officer to ensure the local authorities validation list is satisfied and planning will go to committee in a timely manner. Generate and implement own ideas for engineering solutions, be able to critically appraise engineering solutions for better business outcomes. Ensure consultants prepare detailed design in accordance with Employers Requirements and Contractors Proposals. Manage and review the design development process ensuring value engineering and buildability are considered. Manage the sectional agreements to ensure any S38, S278 have achieved technical sign off by the relevant authority such that the project can start on site once planning is awarded. To ensure timely registration with warranty providers i.e. NHBC, Robust Details and Building Regulation Application. Manage the preparation, approval and distribution of the Health and Safety File/Operating and Maintenance Manuals. To ensure timely completion and issue of technical assessments, CfSH/BREEAM information, warranties, certificates and the like. Set up information/drawing registers and ensure information control is in accordance with all relevant Company BMS Procedures and that a full archive of design information is retained. In a Nutshell: As our Defect Co-ordinator, you will provide an exceptional customer care service to all Vistry Partnerships London Clients in accordance with the guidelines specified within the associated contract conditions. You will ensure the attendance of all defects reported to Vistry Partnerships London contracts during each defect's liability period are completed within the stipulated timescales. You will inform all clients and their home buyers in accordance with KPIs as to the status of all reported defect issues. You will aid in securing the release of all monies held in retention upon each contract within the contractual requirements. What we would like from you: Key Responsibilities - Record defect issues immediately upon the Defects Management Database If doubt exists regarding the authenticity of the reported defect issue, contact the originator or tenant of the report to ascertain the providence of the reported issue, before sending the defect issue for action to the appropriate party. Arrange access appointments with client/contract administrators/tenants for VP London operatives and sub-contractors, where possible, and confirm appointments with all parties. Ensure that all Subcontractors and Directly Employed Operatives are attending to defects in accordance with the requirements of the companies "Code of Conduct". Chase sub-contractors regarding the status of the reported defect issue and required actions where applicable and issue notice to the subcontractor upon failure of attendance with contractual obligations. Update the database with the cause of each defect, date completed and ensuring defect trend analysis. Write to Contract Administrator/Client/Home Buyer on a weekly/fortnightly/monthly basis or as required by the contract to confirm the status of each reported defect (open, closed & abortive). Scan all signed "defect report sheets" and issue with the status report Issue defect reports to assigned subcontractor/VP London Customer Services Operative for completion within the time scales proscribed within the contract Ensure that the Contract Administrator, Client and the Clients Tenants are kept fully appraised of the status of each reported defects issue Issue, weekly, fortnightly and monthly status reports in confirmation of open, closed and abortive issues together with the appropriate objective evidence in confirmation of same Competencies - Experience of providing Customer Service Defects Management in a busy organisation. You will assist the Surveying department with cost management for development and contracting projects from procurement to the completion of sub-contract final accounts. You will have worked in a similar level role for a main contractor or developer within the region, and you will ideally be working towards a BSc in Surveying along with membership of a recognised construction body (CIOB, RICS). What we would like from you: Key Responsibilities - Attend the site pre-start meeting to understand the construction issue drawings with the Senior / Quantity Surveyor. Assist with the compiling of tender packages for all sub-contract trades. Receive tenders and assist with the analysis sheet for each trade comparing tender levels. Assist with the issuing of sub-contract orders in accordance with Group Policy and Commercial Best Practice to budget and within programme requirements. Attend sub-contract pre-order meetings. Liaise with Build Department on sub-contractors' performance and compliance with order conditions Assist with the production of sub-contract orders to accord with site programmed build requirements in accordance with Group Policy and Group Rebate schemes and fully adjudicate prior to issue of documentation. To liaise with the Quantity Surveyor / Senior Quantity Surveyor and provide all necessary forecast and site budget information to meet the business's reporting requirements. Assist with the control and reporting of post contract cost movements to provide such monthly reporting as required by the Commercial Manager. Ensure invoices/applications for payments are processed in accordance with Standard Terms and Conditions of Contract. Immediately advise management of notification of impending claim or legal action arising from a disputed claim or payment from a Sub-Contractor/Service Provider. Where necessary, assist in determining a sub-contract order in accordance with Standard Terms and Conditions of Employment and liaise with Build Department in this respect. Diligently use the BMS and processes to manage site project administration, including orders, variations, valuations, etc. Assist in the regular review of materials on-site and material valuations. Settle all variation invoices/applications for payment in accordance with Standard Terms and Conditions of Contract. Assists with the certifying of retention releases on completion of the project. Assist with the preparation and agreement of sub-contract final accounts. Maintaining necessary systems to efficiently file and retrieve information and to allow others to do likewise in accordance with the Business Management System Assist with maintaining final account schedules.
