Our client are seeking an outstanding Contracts Manager to compliment an experienced and expanding commercial team. An established family run demolition contractor for over 30 years - predominantly across London and the Home Counties. Project values range from £50k up to £1.5m and include full and partial deconstruction, soft stripping, asbestos removal etc.
As a Contracts Manager you will be responsible for the successful delivery of demolition projects from start through to completion, ensuring that work is completed safely, on time and within budget whilst building strong relationships with clients and supply chain members.
The successful candidate should have experience working in a Contracts Manager role in similar sectors. Strong demolition knowledge, programme, planning and leadership skills are essential attributes.
The appointed Contracts Manager will:
· Manage projects to ensure they are completed to budget and on time.
· Pricing on demolition projects
· Manage and Delegate duties to on-site staff
· Attend site meetings and progress meetings
· Implementation of all Company safety, health, environmental and quality procedures ensuring statutory compliance across all projects
· Monitor site progress and attend regular progress meetings with the clients

Key Responsibilities:
• Assist in establishing a client's requirements and undertake feasibility studies
• Undertaking a variety of surveys and inspections • Preparing and producing specifications for works, tender and contract documents
• Coordinating members of the design team and project stakeholders
• Acting as Employer’s Agent and Contract Administrator
• Site visits, assessments and projections for future work • Writing reports and preparing documents (plans, contracts, budgets etc.)

PROJECT ARCHITECT
ROLE
To work directly with the Project Director, Associate Director or Associate on the design and development of projects from concept stage through to completion of a project.
The role will be as an Architect leading an “in house” team of architectural staff and an external Design Team comprising Sub Consultants for large education and commercial schemes.
DEVELOPING THE ARCHITECTURAL DESIGN
• Lead the briefing process. Record the brief in report form, minutes and by compiling room data sheets.
• Take responsibility for the production of Accommodation Strategies, Feasibility Studies and Utilisation and Area Forecasts.
• Review and comment on project programmes.
• Develop Deliverables Schedules for the architectural teams and all associated consultants.
• Obtain quotations for sub-consultants and appoint as necessary.
• Prepare concept design sketches and develop the design utilising ArchiCAD in BIM.
• Brief and manage an architectural team to realise design proposals in a drawn format. • Co-ordinate the production of visualisations and animations using the building model with the team.
• Production of Stage Reports and any other necessary reports required for projects.
• Chair, record and minute Design Team meetings and Co-ordination meetings.
• Attend Client project meetings to present architectural designs and reports.
• Ensure the architectural team produces all information necessary to submit Applications to all relevant statutory authorities.
• Lead and co-ordinate the Design Team.
• In conjunction with the client, develop and produce Room Data Sheets.
• Ensure the design is kept within the Clients set budget.
