JOB DESCRIPTION Site Manager - Construction As Site Manager you will be responsible for the running of construction projects and supervising those construction works so as to ensure everything is running smoothly and to schedule. In this role you will be responsible to the Contracts Manager General requirements You will be expected to maintain the highest levels of confidentiality at all times regarding the company and its Clients. You must also work efficiently and safely at all times in accordance with the appropriate training, the Company Safety Policy and HSE guidelines. JOB DESCRIPTION Project Manager / Contracts Manager Role Overview As Project Manager you will be responsible for carrying out all aspects of Project Management. Ensuring site performance and progress meet the contractual requirements; ensuring projects are delivered on time and to budget. Key Responsibilities • Carry out and co-ordinate site activities in conjunction with the Construction Manager to deliver a high-quality service to specification, time and cost targets. • Be responsible for all Health and Safety compliance and initiatives on site. • Lead a team of employees and subcontractors effectively to ensure the client’s and company’s objectives are exceeded. • Provide effective stakeholder management and act as a client liaison • Communicate effectively internally and externally to inform and resolve any issues that may occur and provide timely accurate feedback • Ensuring all day works sheets are checked and signed for compliance as per company procedure • Provide and maintain adequate labour resources on site, within tender allowances, to achieve programme requirements. • Liaise with the Company Buyer/P&T Department to ensure material/plant deliveries are programmed in line with the procurement schedule. • Check quality of workmanship by labour-only and domestic sub-contractors and advise the Construction Manager/Quantity Surveyor of any failures prior to payment. • Monitor progress against the contract programme and notify the Construction Manager/Quantity Surveyor of any delay or disruption. • Liaise with the Construction Manager/Operations Support Team/Design Team to ensure all essential drawings, schedules, information requirements or answers to queries are requested and received in sufficient time to avoid delay and disruption. • Ensure all verbal site instructions are recorded as per company procedure. • Ensure all documentation (weekly return) is submitted to the office for authorisation by 10.00 am each Monday morning in order to ensure no delays in payment. • Notify the office of any damage to existing services. • Prepare and present progress reports at site progress meetings. • Attend management meetings to discuss results of monthly cost/value comparisons and reconciliations. • Prepare and action snagging and defect lists. • Attend weekly production meetings to establish, discuss and arrange level and allocation of labour and plant requirements for the week ahead and any other problems requiring urgent attention. JOB DESCRIPTION Senior Build Estimator As Senior Build Estimator you will be responsible for preparing and winning, profitable work. In this role you will be responsible to the Managing Estimator. Key Responsibilities • Acting as principal point of contact between Meldrum and the Clients’ professional team throughout the tendering process. • Establishing and communicating to the bid team the requirements of each tender. • Liaising with internal and external designers to produce a design sufficiently advanced for pricing. • Taking – off quantities from a set of tender drawings. • Building - up rates for items in a Bill of Quantities using Meldrum labour, plant and materials. • Assembling and issuing supply chain enquiries. • Input into tender stage planning. • Bringing innovation and value engineering to tenders. • Liaising with other team members involved in tender preparation to ensure that the suite of tender documents submitted meets or exceeds the Client’s requirements. • Presenting the tender to the Company Directors for approval to submit. • Producing final tender documents submitting to client. • Undertaking detailed tender management. • Working within the Bid team throughout the entire bidding process to enable the Company to secure design and build projects. • Supporting the development and implementation of the appropriate digital toolsets to execute cost take-off and other estimating activities, such as 5D cost planning. • Attending or carrying out periodic Tender Health Checks and formal risk reviews to ensure that the identified risks are mitigated as far as possible in tender submissions. • Ensuring that cost planning and estimating are accurate and reflect the project requirements and risk profile. • Participating in post-tender negotiations with the Client and their professional team. • Ensuring detailed handovers are made to the delivery team (including commercial team), as per IP 06, for successful tenders. In this role you will report to the Managing QS. OBJECTIVE As the Estimator (Civils), you will play an essential role in supporting the proposals and estimating function within the commercial team. You will liaise effectively with clients and colleagues and work alongside the Group Estimator. You will be required to assist the commercial team in the acquisition of new works including preparation of proposal documentation and estimates as required. RESPONSIBILITIES Comply with company and project safety, health, quality and environmental regulations. They require plumbers/gas fitters for residential projects and commercial schemes. You will work on the refurbish of listed buildings. 1st and 2nd fix experience essential. The works needed will be a combination of soil pipe (drainage) and hot & cold water including the heating system& ducting works for a ventilation system with hot and cold water you will have good experience in this area. Tasks also include system boilers, cylinders, installation of column radiators and sanitary ware. Provide evidence of relevant certs and references. Immediate start, CSCS required

The person needs to be self-motivated and have a pro-active approach and excellent presentation skills. Must Have: Have varied project management experience within the Pharmaceutical and Research & Development Environment. Experience of working within the CDM Construction Regulations 2015. A Construction Managers Health & Safety Qualification Excellent written and oral communication skills, including the ability to provide accurate and comprehensive reporting. Experience of managing projects from compiling the initial proposal, to the handover of completed works. The successful candidate will work directly with clients to ensure deliverables fall within the applicable scope. They have recently won a number of new contracts and are looking to recruit someone of this level to be involved with commercial, Leisure, Educational and Healthcare schemes. This individual will maybe have the responsibility of managing more than one project at any time and a team of engineering and supervisory staff. Therefore you must possess, leadership skills, along with an excellent paper reporting procedure. * Reporting to the Contracts manager, the successful candidate will be responsible for 'managing' the supervisors assigned to each project. * The responsibilities of project managers include the co-ordination of activities with the company's design and procurement teams, resourcing projects (both client personnel & labour only/bone fide sub-contractors), programming, quantity surveying/valuations and managing the client relationship. * Prepare a comprehensive Take Off for electrical services to enable procurement to negotiate the most advantageous terms with merchants / manufacturers for proposed purchases

You must have excellent client facing skills and be able to deal with the consultants, other contractors and client. You will be responsible for all aspects of the project including commercial duties, planning and estimation including profit projections and plans, procurement of materials, quality and risk assessments for each project, implementing and managing HSE policy on site, sub-contractor hiring, managing, development and training. Previous experience of multi million-pound M&E services is a must. You are likely to have a Degree in Building Services Engineering or similar Engineering subject and you may have done a PRINCE2 qualification although this is not essential.
