The Role The core function of this role is the effective management of the site (or part of the site to which they are assigned). This will include, but not be limited to, the effective management and supervision of all subcontractors, materials, deliveries, direct and indirectly engaged operatives, plant and co-ordination therein to ensure projects are delivered to budget, quality standards and within the budgeted and contracted time frames. Key Duties and Responsibilities * Maintaining Site Records Management of multiple workloads * Have input into, monitor and take ownership of contract and target programmes. * Report against programme progress, identify recovery tasks and monitor key dates / milestones. * Plan and manage Quality Management Strategy to include tasks for sign off, benchmarks, hold points, sample panels, snagging etc and monitoring compliance therein. Ensure that items of work are per-snagged prior to client inspections. * Forward Plan all works ensuring information, materials and sub-contractors are available. * Receive, review and approve Risk Assessments and Method Statements (RAMS). * Plan and manage subcontractor competence compliance including checking certification, Gas Safe, NICEIC, CSCS, CPCS * Provide accurate weekly timesheets and reports * Provide mentoring support to trainees, work experience personnel, apprentices etc. * Leading, and motivating direct reports including carrying out annual PDP, agreeing SMART objectives and ensuring skills and career development aspirations of the team are positively managed. Knowledge and Experience * Internal and External Decent Homes project experience * Ability to plan own work and others to meet project deadlines * Ability to communicate, lead and manage site meetings effectively * Ability to pro-actively identify issues and sort appropriate guidance to implement solutions * Commitment to achieve customer satisfaction * Ability to organise and motivate staff to meet and improve output and quality * Strong customer focus to increase client confidence * Ability to build strong relationships with clients and key stakeholders * Ability to produce timely and accurate reports/information as required Qualifications * SMSTS * First Aid * Scaffold Inspection Certified * Asbestos Awareness About Us Breyer Group is an award winning Main Contractor specialising in all forms of roofing, maintenance, external and internal refurbishment. The Post To assist the Repairs and Maintenance Operations in the smooth delivery of a quality customer focused service. The successful applicant would have experience from either Site Management/ Quantity Surveying or possess strong Trade Background within a repairs and maintenance environment. The candidate will ensure that they are organised to carry out a multiple quality inspections to properties within a wide geographical area. You will we required to manage and maintain excellent quality standards ensuring a quality customer focused service to exceed our service level requirements. Flexibility In order to work effectively in a changing environment, flexibility is required from the post holder. This may be that other tasks are undertaken and/or location of base may change. These will be within the same level of responsibility and terms and conditions of employment. Main Responsibilities You will have a varied workload, which usually entails based from a local strategic site office but carrying out multiple visits to properties throughout multiple locations when carrying out responsive repairs inspections along with the management of quality delivered within our schemes. Typical work activities include: 1. Day to day management of trade and individual workload 2. Ensure that all works are carried out safely and to a excellent quality standard 3. Updating PDA devices with work schedules and other key information as required 4. Supervisory visits as necessary relating to tenants issues, complaints, sites and contractors, including replying to tenant’s letters. 5. Obtain Resident feedback ensuring excellent satisfaction 6. Carry out inspections to formulate cost and work schedules within the Breyer Group standards 7. Carry out face to face and telephone inspections both prior and post work activity 8. To maintain our corporate image and service standards 9. Maintain strong communication with residents to at all times 10. Where necessary, dealing with tenants issues and complaints 11. Ensure a quality `right first time fix’ service is maintained 12. Maintain and develop procedures and documentation in relation to responsive maintenance projects 13. Maintain and monitor Key Performance indicators 14. Supervision of Disabled Adaptation works, including liaison with Client Occupational Therapists, production of specifications and drawings and monitoring of work progress 15. Ensuring compliance with all necessary regulations, standards, and legal responsibilities relating to repair work and contractor compliance. 16. Any other Duties as requested by Management. Person Specification The successful candidate should meet the following requirements: Qualification 1. CSCS Card 2. SMSTS Health and Safety 3. First Aid Trained 4. Asbestos Awareness Training 5. Construction NVQ 6. DBS check preferred 7. Full UK driving License Knowledge and experience 1. Experience within the responsive maintenance environment 2. Ability to operate a PDA devise 3. Excellent verbal communication skills and interpersonal skills. 4. Excellent understanding of schedule of rates 5. Excellent planning and organisational skills. 6.
