The QS will be responsible for managing enquires, pricing up work and thereafter dealing with the final accounts and any claims. Working for a well-known main contractor who work in a multitude of sectors, primarily in healthcare where they carry out builds to €30 million. Despite the current climate, the company is experiencing a large uplift in enquiries and have recently been awarded several large schemes throughout Ireland. With business growth on the horizon, there is now a need to further expand their management team and recruit a commercial executive/director. The commercial lead will manage a team of quantity surveyors together with overseeing the estimating division. From a main contracting background, the commercial director must be able to demonstrate a steady and progressive career to date, leading teams and businesses P&L and commercial functions. We have an urgent requirement for a site manager to lead the external packages on a £6m new build school project in South West London. You must be able to start at short notice and have previous new build school experience together with having managing external packages on similar sized schemes. This is a contract role with the potential for it to be long term

The Company A specialist contractor who have been established for over 35 years. They supply tier one and tier two contractors and residential developers with demolition services. Contracts vary from £500k to £4m and are primarily in London and the South East. The Role With the owner of the business looking to semi-retire in the near future, he would like to employ a construction director who can potentially take over the day to day running of the business. With several sites running simultaneously the construction director will take overall responsibility of the builds together with overseeing pre-construction and any legacy issues. They will also be the point of contact for numerous clients. The Individual From a subcontracting background, the construction director will be able to demonstrate longevity in previous roles as a project manager and ideally a contracts manager/construction director. Together with being competent running sites the construction director should also be comfortable managing the financials and be client facing. The Opportunity As previously mentioned, whilst this is an exciting role in itself, the potential is there for the construction director to lead the business in the future

Now, due to an increase workload and the potential to grow their business even further, they are looking to recruit a project coordinator. The Role Working on several sites simultaneously the project coordinator will: Help set up the sites Support the project manager together Write Cost plans & Construction programming Liaising with clients to identify and define project requirements, scope and objectives Ensuring that clients' needs are met as the project evolves Perform various coordinating tasks, eg; schedule and risk management, along with administrative duties, maintaining project documentation and handling financial queries The Individual The successful candidate will have worked for a main contractor previously and have worked on building projects. They will ideally have experience of working on school projects to the value of £20m and be happy to travel to various sites nationwide. The Role As a building services manager you will be responsible for overseeing several projects simultaneously, and whilst the company operates nationally, they will try their best to match the schemes as locally as possible. The projects understandably are more electrically biased with the mechanical packages being quite straight forward. The BSM will also input at the pre-construction phase and with tender submissions. The Individual Ideally from an electrical background the BSM will have worked for a main contractor previously in the same role, ideally having been responsible for new build and/or refurbishments of education projects or similar buildings with value to around £20m. Longevity is a must as is the willingness to travel and manage your own time effectively. Degree and/or Chartership status is certainly advantageous. The Opportunity Despite the current climate, this company continues to buck the trend and will grow again this year and next. As the company expands this will give the BSM a great opportunity to develop further and move to a more senior role

They have an excellent reputation particularly in the South East and work with the many of the leading developers. The Role The Project Director will take the lead on a large £100m refurbishment scheme in central London. They will not only be the number one when the project goes to site but also drive the pre-construction team as well as managing a potentially challenging client. The project is highly complex both in design and logistically The Individual With the size and prestigious nature of the refurbishment the project director will be highly scrutinized and must be able to demonstrate strong leadership, organisation and client management skills. They will have also worked on building schemes in the UK, ideally in central London. Experience in large refurbishment and cut and carve schemes would certainly be advantageous. The project director must be able to demonstrate longevity in previous roles having led a major construction project from cradle to grave, most likely with a large tier one contractor

Together with their JV partner, their projects range from modular new builds to challenging refurbishments and extensions on a variety of schools nationally. Schemes vary in value from £5m to £30m. The culture of the business is one which is hard working yet fair with a high level of autonomy and trust. They are proud of the team they have built where everyone is treated with respect. The director of the business is approachable, friendly and supportive. This has led to the success of the business and now having been awarded another contract, they are looking to expand further and recruit a project manager for a new scheme. The Role Based on a new build, modular project in Exeter, the development includes two new schools on a green field site with a value of around £25m. The project manager will take full responsibility for the build including the pre-construction, planning, design management, health and safety as well as overseeing the commercial management with the help of the project QS. The project manager will report to the operations director and will be expected to contribute heavily in the design and contractual phase of scheme. They will also be expected to attend and occasionally leading client meetings. The Candidate From a construction main contracting background, the project manager must be able to demonstrate longevity in previous roles. Ideally having worked for a tier one or tier two contractor, the project manager MUST have worked if not on schools, then on similar build projects such as universities, hospitals or prisons with similar values of at least £10m. They must be competent in health and safety, pre-construction and project planning and be client facing. The Opportunity This project is due to run for at least the next 18 months to two years. Thereafter, should the project manager wish, they can take more of a regional role leading the South West region as it expands as a contracts manager.
