Senior Quantity Surveyor to work on at the beginning of a new build/refurbishment commercial scheme with a contract value of circa £700m My client is a Regional Contractor working on a variety of Building Schemes across the North West. They are looking to appoint a Senior Quantity Surveyor to work on at the beginning of a new build/refurbishment commercial scheme with a contract value of circa £700 million. Reporting to the Construction Director your role will be to provide a full range of cost control and financial reporting duties on all aspects of construction work undertaken. Duties include : " Attend pre-design meetings to advise on all areas that have cost implication " Check all contract drawings to identify errors, omissions, anomalies, and areas where unnecessary costs may arise. Prepare all tender documentation and letters, including carrying out preliminary checks on subcontractors. " Prepare Site Budget - carry out analysis of quotations resulting from tender enquiry; assesses Site Staff levels and build programmes with the Construction Director to ascertain preliminary costs; collates all cost information and prepares budget for approval " Arrange and adjudicate Pre-site start meeting and prepares stage payment schedule to assist in the financing of the works. Placing Subcontractor Orders; Interviews and checks references on selected subcontractors; carry out pre-order meetings including all necessary Health and Safety requirements; finalises tender sum and agrees a stage payment schedule for payment purposes; prepare all contract documentation and places order. Variation Orders and Development Changes; provides cost advice on major variations prior to issue; issue revised contract drawings to subcontractors; negotiate cost of variations including liaison between Buyers and Build Managers; provide a full range of pricing information for purchaser's extras. Cost Reporting - Checks all costs posted to each contract; collate and reconcile all costs resulting from subcontract works, variation orders, site instructions, material order and preliminary / running costs; provides monthly analysis of costs and identify possible areas of over expenditure at future dates." Subcontractor Payments -check, agree and obtain necessary authorisation for passing payments for all elements of subcontractor works; agrees final accounts with subcontractors. " Ensure all works have been carried out within budget and analyses costs to assist on future estimates. Skills and experience required : " An appropriate Quantity Surveying qualification and a good all-round knowledge of construction technology and the industry is essential. Computer literate, number and have good negotiating skills. " Strong personal organisational skills " Ability to work in isolation but also as part of a team within a growing business " Knowledge and understanding of JCT D&B Contracts preferable. Key Facts Multi award winning contractor Leading PLC Turnover in excess of 500 millionAssistant Quantity Surveyor Broadly, the Assistant Quantity Surveyor will assist with the management of the commercial function for projects they are allocated. This will include practical quantity surveying tasks and activities, actions to support colleagues and appropriate administrative duties one would associate with commercial / quantity surveying practices in relation to construction projects. Depending on the allocated schemes / projects, along with consideration of individual levels of experience and ability, the Assistant Quantity Surveyor may be required to: Be accountability for a specific result or outcome. Individual objectives will be confirmed and recorded as part of the normal Objective Setting and Review process. Where appropriate, support and assist colleagues with Cost Value Reconciliation (CVR) from the agreed construction budget. Where appropriate, support and assist colleagues in the provision of accurate monthly CVR reports, liaising with the project teams to assure the CVR captures the current position and the forecast final position. Where appropriate, support and assist colleagues in their efforts to ensure the CVR is closed out post-contract in a timely manner. Produce and update the procurement schedule in line with current contract programme. Assist with the quantification and costing of the works to ensure effective cost reporting. Undertake procurement processes to ensure subcontract packages are placed in a timely manner and line with site programme requirements. Assist in the management of subcontractor accounts (payments / contract administration / claims & variations / final accounts). Assist with and contribute to the internal reporting processes, maintaining accuracy and working to ensure deadlines are met (CVRs / Expenditure / Cash-flow etc.) Build awareness of potential risks and call these out in a timely manner. The role; Reporting to the Commercial Manager, the Pre-Construction Surveyor is a key member of the Commercial department, responsible for reviewing construction contracts, identifying risks and effectively negotiating with clients in order to agree a set of terms and conditions that fall within the commercial policy of the business. It is important that the Pre-Construction Surveyor works alongside the Business Development team throughout the enquiry and tendering phase of each project in order to assist with successfully securing the order. Once the order has been agreed and executed the Pre-Construction Surveyor will then provide a handover to the relevant Quantity Surveyor responsible for that project from construction phase to final account.
