Order and maintain materials, tools and equipment, in accordance with company procedures. Maintain asset registers ensuring all equipment is tagged if applicable. Always represent the Company in a professional manner, developing a good working relationship with MCLH Helpdesk and Client site teams. Ensure all paperwork is completed accurately, on time and in line with Company procedures Ensure the execution of Planned and Reactive Maintenance Tasks in line with the Contract Scope and Specification. Provisions/diversion/upgrade/protection works, and be able to manage the process via meetings/dialogue etc. with the relevant utility companies. Make any necessary applications for permits to the Highways Authority for road openings, location of skips and/or welfare facilities. Make any necessary applications to utility companies for temporary building water, drainage discharge and electricity connections to welfare facilities Have an understanding of any off-site Highways works, and be able to manage the process via meetings/dialogue etc. with relevant parties. Quality Raise NCR s for works undertaken that are of poor quality. Ensure that sub-contractors compile and issue inspection and test plans (ITP s) for various works packages, and that these are checked and closed out accordingly. Compile snagging lists and manage the process for closing out. Health & Safety Understand their duties and responsibilities with regards to current Health and Safety/CDM legislation, and the responsibilities of other parties, and ensure compliance on each project. Undertake the role of temporary works coordinator (where applicable). Ensure labour only sub-contractors have been properly assessed for the tasks they are undertaken and that method statements and risk assessments are in place for them. What We re Looking For A relevant professional qualification A proven track record of success in safe delivery of high-quality medium to large scale projects to budget and programme including managing and controlling subcontractors in line with the programme, safety and environmental legislation. Design Managers are professionals who manage design teams and all the processes in relation to producing a set of construction issue deliverables that a building can be built from. The design management role can encompass overseeing internal and external design consultant teams, controlling the development of the design concept into manufacturing and managing the installation information. This can be a challenging and highly satisfying role with the Design Manager playing a key part in the overall success of a project. Manage the design process using commercial, contractual, programme / time awareness and technical expertise. Review and assist in tender opportunities and value engineering. Engage with and manage the external consultant and sub-contractor design teams. Prepare, manage, monitor and report on the Design Information Release Schedule, Design Programme and Design Responsibility Matrix. Ensure the design process recognises current legislation, standards and codes of practice where appropriate. Develop and implement the drawing and document control systems and protocols. Review and assist the Project Manager and Project Planner in developing the construction programme in conjunction with the design programme. Assist the Commercial Team in preparing and developing the procurement schedule. Lead and chair the project design team meetings and design coordination workshops. Assess and review project design information for content, quality, health & safety, CDM and compliance with ERs. Assist the Project Manager and Project QS in reviewing scope of all variation and change control requests. Implement and manage the site RFI process and register. Liaise with clients, contractors, subcontractors, statutory authorities and stakeholders as required to build key project relationships. Manage client expectations and requirements, and promote and manage client engagement within the project team. Provide support and advice to clients as to their requirements and obligations in the development of building design. What We re Looking For Qualifications Relevant design/construction related qualification. Experience Construction industry experience. Strong leadership skills. High attention to detail and accuracy. IT literate. Excellent Communication Skills. Good understanding of Construction processes and all aspects of Buildability. Desirable Experience in the use of full MS Office suite. Experience in working with Document Control. Experience of Viewpoint or equivalent. Knowledge of BIM processes, procedures and software. Manage and execute all Planned Preventative/Reactive /Emergency Maintenance tasks and Minor Project Works in line with the contract(s) criteria. Oversee and manage all direct reports and monitoring performance of both self-delivered and sub-contractor services. To implement compliance with the appropriate internal and external Health and Safety/statutory/legislative policies and restrictions. Escalation and management of emergency/critical repairs, including temporary services, to ensure site operations are returned to normal service with minimal disruption to the client(s). Prepare monthly contract performance reports and attend monthly contract review meetings with the client(s). Oversee contract performance to ensure that all contract deliverables, SLA s & KPI s are achieved. Provide technical guidance/support in relation to asset performance and lifecycle replacement. Manage and maintain planned & reactive maintenance spend to ensure contract budgets. Ensure that contract documents and correspondence are archived and maintained within internal systems. Monitor, measure and report on training, performance and development of direct reports as part of our Performance Development Plan. Manage and participate in the FM standby / out of hours emergency call out rota. Ensure that all company issued equipment is maintained in a presentable manner and that company IT system requirements and paperwork are completed accurately and efficiently. What We re Looking For Experience within a similar Facilities Management role Previous background working within Facilities Management contracts and/or Building Services with a Technical bias in electrical or mechanical service A strong focus on customer service, with the ability to build long term relationships with Clients, Stakeholders and Supply Chain Full Clean Driving Licence Hold a IOSH managing safely or NEBOSH General Certificate Strong communication skills both orally and written.
