Commercial Have an understanding of the type of building contract, and the key project stakeholders e.g. client, client s representatives, design team etc. Have a full understanding of the scope of works for each sub-contractor package, and have access to a paper copy of each sub contract order. Liaise with the PM and PQS on works not deemed to be included within the scope of works for the project. Operational Issue permits for various work activities, and close out accordingly. Have the ability to undertake material/equipment orders, and liaise with the project quantity surveyor. Provisions/diversion/upgrade/protection works, and be able to manage the process via meetings/dialogue etc. with the relevant utility companies. Make any necessary applications for permits to the Highways Authority for road openings, location of skips and/or welfare facilities. Make any necessary applications to utility companies for temporary building water, drainage discharge and electricity connections to welfare facilities Have an understanding of any off-site Highways works, and be able to manage the process via meetings/dialogue etc. with relevant parties. Quality Raise NCR s for works undertaken that are of poor quality. Ensure that sub-contractors compile and issue inspection and test plans (ITP s) for various works packages, and that these are checked and closed out accordingly. Compile snagging lists and manage the process for closing out. Health & Safety Understand their duties and responsibilities with regards to current Health and Safety/CDM legislation, and the responsibilities of other parties, and ensure compliance on each project. Undertake the role of temporary works coordinator (where applicable). Ensure labour only sub-contractors have been properly assessed for the tasks they are undertaken and that method statements and risk assessments are in place for them. What We re Looking For A relevant professional qualification A proven track record of success in safe delivery of high-quality medium to large scale projects to budget and programme including managing and controlling subcontractors in line with the programme, safety and environmental legislation. Commercial, retail, healthcare, education, refurbishment and/or new build experience CSCS/CSR card SMSTS qualified Experience of temporary works procedures Ability to operate within a team environment Ability to produce short term programmes Someone who is flexible and prepared to travel to all parts of the UK and Ireland to support business requirements. McLaughlin & Harvey has an exciting opportunity for a Sustainability Manager to join our growing teams to drive and manage Sustainable activities on our construction projects. In 2019 McLaughlin & Harvey committed to becoming net zero in our own operations by 2030. We are working with our supply chain to do the same by 2040 and going beyond net zero to become carbon negative by 2045. The Role The Sustainability Manager will report to the Head of Environmental however will work in collaboration with all areas of the business and work closely with the Environmental, Pre-Construction and Operational teams. The Sustainability Manager will possess an understanding of the client, design team and McLaughlin & Harvey sustainability and carbon reduction targets. The main responsibilities will include, but are not limited to: Work closely with Design Managers, consultants, and the supply chain to influence design decisions, deliver Life Cycle Assessments (LCAs), and ensure sustainability and carbon commitments are met across pre-construction and delivery. Embed sustainability and whole-life carbon objectives into the design development process. Lead and manage as built Whole Life Carbon Assessments in line with industry guidance such as EN 15978, and PAS 2080 and RICS methodology Undertake and/or manage and coordinate Life Cycle Assessments (LCAs) at key design stages Establish carbon baselines, set reduction targets, and track performance through design development. Influence low-carbon design solutions, material selection, and construction methodologies Review and challenge designs to meet client, planning, and regulatory sustainability requirements Support BREEAM/LEED and other sustainability assessments during design and construction stages Identifying and embedding Circular Economy opportunities into projects, including experience of producing as built Circular Economy Statements Supporting projects achieving ecology requirements, including meeting Biodiversity Net Gain and Urban Greening Factor targets Lead site carbon audit procedures to ensure carbon reduction targets and KPI s are achieved with progressive advice on corrective actions. Information issued by the MEP Subcontractor will be checked for compliance with the contract before being submitted formally. • Manage flow of information (RFI s) in a timely manner and alongside or incorporated into the project schedule. The timescales and progress are to be managed to notify the project management team. • Advise the project team on interdependencies with structure and fabric relating to the designed thermal model and out turn EPC. • Attendance to meetings and advice on the production of BIM and digital construction methods in accordance with the contract and BIM execution plan. • Manage and action all 12 months defects, aftercare, seasonal commissioning and legacy issues on projects. Testing and Commissioning • Manage the commissioning process. • Lead the collation of a suitably detailed commissioning programme . • Review the M&E subcontractors commissioning plan & assist and develop and site wide testing and commissioning plan to comply with the requirements of the project . • Monitor & track the progress of the commissioning programme & chair Client 4-week lookahead meetings as progress develops. • Ensure all commissioning documentation is collated and issued in line with the timeframes as set out in the contract. • Arrange, attend and record the outcome of the client demonstrations and witnessing • Arrange, attend and record the outcome of staff / end user training. • Ensure all Operation and Maintenance manuals and building user guides are collated and issued in line with the timeframes as set out in the contract. • Ensure all record drawings are collated and issued in line with the timeframes as set out in the contract. Commercial • Advice relating to subcontract orders incorporating a review of design requirements, scope, qualification, interfaces, attendances, and timescales • Advice relating to professional appointments to include services, structural, fire, acoustic, permeability and building/ energy performance consultants and architect. • Advice relating to subcontractor orders including incoming and statutory services, structure, drainage, rainwater, ceilings, facades, roof, ironmongery, steelwork, risers, water attenuation, water storage, civils mechanical and electrical systems, natural & fire related ventilation and finishes. • Advice relating to subcontractor applications for payments, measure works complete, material on site and variations undertaken. • Advice relating to main contractor application for payment and assessment of works complete, materials on site and variation undertaken. • Advice on areas of non-compliance, quality, alternative plant and materials that may carry costs to be levied or deducted have contract implications. What We re Looking For Essential • CSCS / SMSTS qualified. • Valid driving licence. • Degree or Higher-level qualification in Electrical / Mechanical Engineering. • Good knowledge of construction contracts. • Sound Commercial Awareness. • Excellent communication & negotiation skills. • High levels of organisational skills. • Ability to meet deadlines. • Excellent numerical, IT and problem-solving skills. • Ability to travel frequently and be based primarily on site. Desirable • First Aid at Work. • BIM. • Knowledge of BG6 and RIBA Stages.
