Job Title: Quantity Surveyor - Data Centre Project Location: London (site-based) Reporting To: Commercial Manager/Project Director Employment Type: Full-time Role Overview The Project Quantity Surveyor is responsible for managing all commercial and contractual aspects of a large-scale data centre project. Working for the general contractor, the PQS will ensure effective cost control, risk management, and value delivery throughout the project life cycle, from procurement through to final account. This role is critical in ensuring financial performance, contractual compliance, and successful project delivery within a fast-paced, mission-critical environment. Key Responsibilities Commercial Management Manage the commercial performance of the project, ensuring delivery within budget and margin targets Oversee cost planning, forecasting, and reporting Identify, manage, and mitigate commercial risks and opportunities Procurement & Subcontract Management Lead procurement of subcontract packages, including tendering, analysis, and award recommendations Draft, negotiate, and administer subcontract agreements Manage subcontractor performance, payments, and variations Cost Control & Reporting Prepare and present monthly cost reports, CVRs (Cost Value Reconciliation), and forecasts Monitor project cash flow and financial performance Track and manage changes, variations, and compensation events Contract Administration Administer contracts in line with project conditions (eg, JCT, NEC, or bespoke forms) Manage contractual correspondence and ensure compliance with obligations Support the resolution of disputes, claims, and commercial issues Valuations & Payments Prepare and submit interim valuations and final accounts Assess subcontractor applications and certify payments Ensure timely and accurate financial processes Change & Risk Management Identify and manage variations, including pricing and negotiation Maintain risk and opportunity registers Provide commercial input into project decision-making Stakeholder Coordination Liaise with project managers, engineers, design teams, and client representatives Support client meetings and provide commercial updates Collaborate closely with planning and construction teams Final Account & Project Close-Out Lead the agreement of final accounts with clients and subcontractors Ensure all contractual and commercial matters are closed out efficiently Support lessons learned and project reporting Key Requirements Qualifications Degree in Quantity Surveying, Commercial Management, or related discipline Membership of Royal Institution of Chartered Surveyors (or working towards chartership) preferred Experience Minimum 7-10 years' experience in quantity surveying or commercial management Proven experience on large-scale construction projects, ideally data centres or mission-critical environments Experience working for a general contractor or main contractor Technical Knowledge Strong understanding of standard forms of contract (eg, JCT, NEC) Experience managing large MEP packages is highly desirable Proficiency in cost management tools and Excel Regulatory & Industry Knowledge Strong understanding of UK construction practices and commercial frameworks Familiarity with data centre environments and fast-track project delivery Soft Skills Strong commercial acumen and negotiation skills Excellent analytical and problem-solving abilities Effective communication and stakeholder management High attention to detail and organisational skills Additional Requirements Ability to work site-based in London Flexibility to meet project deadlines and milestones Full right to work in the UK What's on Offer Competitive salary and benefits package Opportunity to work on a high-profile data centre project Career progression within a leading contractor Exposure to complex, mission-critical construction environments
