Senior Quantity Surveyor - Residential New Build £55,000 - £65,000 DOE Marylebone Permanent Full-time Are you a Senior Quantity Surveyor with a strong residential new build background and experience managing major subcontract packages? We're working on behalf of an established property development and construction business with an exciting pipeline of high-value residential projects. They are looking for an experienced Senior Quantity Surveyor to take ownership of subcontract procurement, commercial management and contract administration across significant construction projects. This is a fantastic opportunity for a commercially driven QS who enjoys being involved from tender and procurement through to final account, and who has the confidence to manage substantial packages and negotiate with key supply chain partners. The Role You'll play a key role in managing the commercial and contractual performance of subcontractors across one or more major construction projects, helping to protect margins, manage risk and ensure projects are delivered efficiently. You'll have significant responsibility across the full subcontract lifecycle, including: Developing and implementing subcontract procurement strategies. Preparing, issuing and managing ITT packages across multiple trades. Leading detailed commercial analysis, tender comparisons and benchmarking of subcontractor bids. Making recommendations on subcontractor appointments based on commercial, technical and risk considerations. Leading negotiations with subcontractors to secure competitive and commercially robust terms. Preparing and managing subcontract agreements, including appropriate back-to-back clauses and main contract flow-downs. Managing subcontractor applications, valuations, payments, variations and final accounts. Managing change, variations and contractual instructions, ensuring commercial agreements are properly documented. Identifying and managing commercial and contractual risks throughout the project lifecycle. Leading the assessment and negotiation of subcontractor claims, disputes and counter-claims. Monitoring subcontractor performance against programme, scope, quality and contractual requirements. Ensuring comprehensive records are maintained across contracts, correspondence, payment certificates, variations and closeout documentation. Ensuring subcontractors meet CDM, health & safety and other legal compliance requirements. Managing subcontractor closeout, including defects, retention releases and final account agreements. Working closely with project, commercial and legal teams to ensure the successful delivery of projects. Projects & Packages We're particularly interested in candidates with strong experience across residential new build and major construction packages. Experience across the following packages would be highly relevant: Groundworks & Frame M&E SFS Windows Other major residential construction packages Experience working on projects in the £30m-£50m+ range would be highly advantageous. What We're Looking For We're looking for an experienced Senior Quantity Surveyor who can operate confidently in a high-value construction environment and take ownership of complex commercial and contractual matters. You'll ideally have: Minimum 5 years' UK construction experience , with substantial subcontract/commercial management experience. A strong background in residential new build . Experience working for a main contractor or specialist subcontractor. Proven experience managing major subcontract packages from tender through to final account. Experience working on projects valued at £30m-£50m+ . Strong knowledge of JCT and/or NEC forms of contract. Excellent understanding of subcontract administration and contractual obligations. Strong commercial and financial awareness. Proven negotiation, influencing and supplier management skills. Excellent written and verbal communication skills. A degree, HNC/HND or equivalent qualification in Quantity Surveying, Construction Management, Commercial Management or a related discipline. Strong Microsoft Office skills and experience with relevant commercial/contract administration systems. RICS, CIPS, CICES or another relevant professional membership would be advantageous , as would experience mentoring junior commercial staff or leading a small team. Why Apply? We're working exclusively on behalf of a growing property business with an exciting portfolio of residential and commercial properties across London and the South East. They are looking for a proactive, organised and commercially minded Property Manager to join their team and take responsibility for the smooth running of a varied portfolio. This is a great opportunity for someone who enjoys being hands-on, building strong client relationships and solving problems rather than simply reacting to them. The Role As Property Manager, you'll be responsible for the day-to-day management of a portfolio of residential apartments and commercial spaces, acting as a key point of contact for clients, residents, leaseholders, tenants and contractors. You'll have a varied role covering block management, compliance, maintenance, contractor management, service charges and tenancy matters, with plenty of opportunity to take ownership and add value. Your responsibilities will include: Managing a portfolio of residential properties and ensuring they are operated to a high standard. Building and maintaining strong relationships with leaseholders, tenants and Residents' Management Companies. Developing strong relationships with trusted tradespeople and suppliers. Managing contractor performance and ensuring appropriate insurance and health & safety requirements are met. Overseeing third-party managing agents and monitoring performance against agreed SLAs. Managing rent and service charge arrears, working with legal teams where required. Maintaining accurate property records and documentation. Keeping up to date with changes in property legislation and industry best practice. Conducting property viewings and supporting the wider lettings process. Preparing regular reports for senior management and contributing to improvements across the property portfolio. What We're Looking For We're looking for someone who is confident managing properties independently and is comfortable dealing with a wide range of stakeholders. You'll ideally have: 3-5 years' experience in property management, block management or a similar role. Strong knowledge of property law, leasehold agreements and landlord & tenant legislation . Experience managing health & safety and fire safety compliance . Hands-on experience managing maintenance and contractors. Experience using Fixflo - this is highly desirable. Strong financial awareness, including service charges, invoicing and arrears management. Excellent communication, negotiation and relationship-building skills. Strong organisational skills and the ability to manage competing priorities. Good working knowledge of Microsoft Office and AI tools .
